10 % cash as downpayment
paid 1 point (which is 1% ) as mortgage points at closing, so loan was for 90%

deducted mortgage point paid from taxable income for that year

no PMI...

i think it was a good deal as we bought the home late in the year and mortgage point helped deduction
the difference between paying whole point upfront vs PMI over a number of years was around 300 dollars saved in PMI option

Way better Roads, Shopping, Close proximity lo Work Place, More family time...and offcourse Newer Homes!! That may be a reason I am enjoying NC also...konni criteria perfect set...like Newer Communities, Very Very less commute to work, Indian Grocery, Temples, Restaurant UNDER 7-8 Mile Radius, Excellent Schools/Colleges Under 10-15 mile drive! Offcourse Cost of living low in NC another big fetch!

Once again don't worry much for 1-2 point difference in School Rating...in MONROE I know at least 7-10 Indian Kids who are either in College or those just completed college all Indian kids and they all doing GOOD...BBA lu, Pharmacy lu, Pre Med lu, Computer Science lu from Reputed Universities most of them!!

You have to compromise on one of the factors.

If I am in market, I will not buy in Monroe. Long commute, Avg. schools. Ikkada illu ammi, few years ki upgrade chesukunta ante kastam. Townhome amminantha easy ga Monroe lo SF illu ammalevu.

Both the times, I put 10% down and within 1 year lo refi'ed and avoided PMI due to appreciation. Monroe lo antha ga appreciate ayye chance ledu, due to more inventory of houses.

Naa observation -

Desi population valla school ratings perugutaayi - May be but it doesnt happen over night... if u have kids going to school, dnt expect this to happen before they are out of school... examples are south edison, piscataway, iselin etc etc.. Desi population undi from yrs together but why arent the ratings going up?? We need RICH crowd for better schools...not desis exclusively... any rich crowd is good enough

even increased mortgage rates are very less compared to anything. so there is no rush in paying 2 quick. Go for 15 year loan then, you can pay upto 30K per year (for loan of 600K). You will have good amount of equity in your house by the time your kids are in elementary school.

30 years lo if you are paying monthly payments it takes alomost 7 to 8years to just reach another 10%. you pay almost 300$ pmi.. in 30 years loan.. unless you pay extra amount to your principal you wont be able to reach 20% equity in next couple of years..

15 yrs ki velli monthly budget penchukoni stress feel avadam waste ani naa opinion..india type lo ikkada emi pedda appreciation vundadu...loan tondara ga clear cheste emi pedda benefit vundadu..cash flow vunte cheyachu..kanee stress teesukoni cheyadam waste..liquid cash is more valuable than house..

market bavunte house value perugutundi or we can go for refinance to get better rates..market balekapote we have some cash at our hand so we can deal with situation...

in usa raw cash has more value.. instead of putting all money in hole.. put 10% down and go for pmi.. the main issue with this is you cannot use it for tax deductible..

if it is 30 years loan then pmi is bad. you pay more than 15 years for pmi.. better to get secondary loan. some banks would give you buyout option for pmi. you can buyout pmi for term of your loan but you wont get it back if you are refinancing.

summary

1)15 years has less pmi so go for 10% down and pay pmi. you would reach 20% equity in next 1 or 2 years. later pmi will go away

2)second option , get secondary loan. Your broker itself would help you to get primary and secondary. With this there wont be pmi but you pay interest. That interest is tax deductible. 30 yeras avuthe this is suggestible.

3) some banks give higher interest rates without pmi with 10%. Advantage is you pay pmi as extra interest which is tax deductible. disadvantage is you wont be able reduce interest rate even you cross 20% equity. so you pay higher interest for life long

if u think the amount is high, friends and family deggera borrowing cheyyi...

if u take a personal loan, do the math on PMI vs. interest ur payin on the personal loan..

pay 15% and get 5% personal loan and pay off 20% down payment is best in ur scenario..waiting 10 more months ante who knows how market will be and interest rates might go off also..

OR

lend money from family for paying down the rest of down payment idi best idea

78% of remaining principal reach ayyaka...banks will waive off PMI ani chadiva...
say on 600K home..if I pay 60K now...remaining principal is 540K..and if i Pay 120K more in the next 2 years (which is about 22% of remaining principal amount)...they will waive off PMI then..

pls correct me of my understanding on PMI
