Go to sites like Magicbricks, 99acres etc and see what are the prices prevailing in other big cities in India..take an estimate of where Vijaywada might become in 5-10 years - will it become a Pune or a Coimbatore or an Ahmedabad..see what are the comparable prices there and discount it back to the current time by around 15% every year...dani kante anything is unreasonable and you are better off investing in a Hyderabad or a Pune or Ahmedabad...atleast akkada risk factors thakkuva.. |

Will VJA become something close to Ahmedabad in 5 years...i think impossible but but accept cheddham, Ahmedabad manchi area like Vastrapur (IIM area) lo 4500-5000 per sq feet lo apts dorukuthayi....but you can't give that 4500 price right away, that is the price after 5 years...AP lo manaki time value of money theliyadhu anukunta...20 years tharavatha 1 crore avuthe, ippudu 1 crore ela avudhi.... So the ideal price for an apts in VJA might be around 2000 - 3000 K. That will make an apts of 1000 sf for around 25-30 lakhs. On that rent oka 10 K vochchina, that is a fair yield and that will also fit in with the economic profile of the jobs being created. Don't give me the stupid logic of AP people being rich and we can buy high priced lands, Gujju brothers manakante rich, vallaki NRIs untaru, vallaki business cheyatam thelusu... |

Chala unrealistic hype... example ga vijayada RTC colony teesukonte 1L per sqyard kontunaaru.. ikada ganaka appartment kadithe just land price will be 5K per sft, govt taxes construction cost, interests and profits motham kalipithe 9K amaali per sft... normal size 2 bed apartment 1CR avuthundhi... Vijayawada growth ni ee RE prices and abnormal ga penchesthuna rentals kill chesesthayi... considering many factors I am debating to sell at least 30% to 40% of my lands in and around Vijayawada.. some how I am thinking to move away from RE for a couple of years....
