very few are thinking it to take it back .. for some they will hold it for ever until retirement, for some they may give it kids or for kids education. This is trying to have wealth with not much effort. Else why would NRI need 4 apartments and couple of acres prime land ? they are not even going to spend a month in India

Most of the money that NRI invest is not getting any returns in USA. They have to risk in stocks , most don't like it. So the option is to put it in real estate in India . Thought process is you will not loose a rupee on land , at the most it hold the value . Gold has lost it charm, No interest rate in USA, no return in USA real estate .. so everything goes to India for multiplication

important factor is if you are selling at this point .

keep in mind , you are getting much in black and see that you dont get 500 and 1000 rs before april 2005 or soemthing which will not be valid after end of this year or soemthing.

I think so .. I have not see prices go down in Vijayawada in my life time , same with my parents .. unless the capital moves away from Guntur or Hanuman Junction , these prices will not come down

there will still be 100% appreciation from current prices between Guntur-Vja as long as captial comes between..

unless I see the opposite trend where RE prices went down in Vij. which I haven't since the past 15 years, my take is to invest , but invest wisely, diversify and be patient.

By Next year this time.. you would know what the real hype would be like.. I think we are just scratching the surface now..
