There is a massive movement away from agriculture to services and industry. Urbanisation is unstoppable. We don't need one Amaravathi alone but all over the country there needs to be dozens of new cities which was in the NDA manifesto but it has been restricted to some smart cities crap while what India needs are massive number of new cities that are unhindered by poorly planned older cities. Making the older cities new is going to be a wasteful exercise. Might as well build new ones. | ||

AP is a huge remittance economy now with declining population and migration. That coupled with movement of large offices from Chennai and Bangalore, former due to political uncertainties and latter to traffic and infra issues. But it is essentially mean reversion. For many years, Hyd RE was dead. It has revived now to come back to par. Anthe. And crazy construction is not a good sign right - that means more supply is coming to the market. Value of existing stock is going to be capped. Crazy construction is only good for RE developers, never for buyers. | ||

Not the IL&FS crisis as much as the NBFC crisis. Most of the NBFC housing companies were not lending to customers as is commonly presumed, they were actually lending to builders. Now that that tap is closed/ costlier, construction activity will slow down. Always go back to first principles - when there is low job creation, who will buy RE. Really? Read a couple of articles below. Atleast stocks lo, prices have gone up over the last few years and we are seeing a correction now. So one might still be in the money. However most cities in India have not seen any price increase over time. Hyderabad is seeing a long overdue uptick as because of the T unrest, it was dead for 5-6 years. Now mean reversion is happening. The apartment i stay in used to go at 75000 rent 5-6 years back, i rented it for 55000 now. That RE is a safe investment is the biggest myth that has been broken over the past few years. Just a casual reading of the index might give that impression. Sensex shot up quite a but then retreated but even know the Sensex or Nifty are not a barometer for the market bloodbath. Just 4-5 stocks like HDFC, Unilever, Kotak Bank, TCS held up the index. The BSE Midcap index has corrected 25% from January 2018. The BSE Small cap index has corrected 32% since January 2018. Btw, don't be misled by what a small cap or mid cap means. In India even a small cap is pretty large. Even a company with market cap of 5000 cr is considered small cap.

Idhi one type of strategy...but there are people/organizations that do much better with a 10% trailing stop loss strategy than simply buy and hold...but edayina disciple is important. If fundamentals are shaky its better to come out at 10% loss and re-enter when the market stabilizes. Ippatiki i haven't used this approach but want to incorporate this in future for individual stocks. | ||

I wouldn't worry too much about 401K's , if your investment horizon is more than 20 - 30 years you are bound to see few corrections. SPX was at ~670 during March 2009, it's was touching 2,900 recently. Unless you are retiring in next 5 years, i wouldn't worry about 401K's too much. You can't time the market.
