Check whether house hhas avg school district and go for basic model at 2000 SFt don't buy a big house which is very tough for renting

with 200k Home PMI will be hardly be 60-75 bucks with 5% down...

Chantichanti - my advice is to not buy at this time, specially if the home value doesn't increase by much

why put your savings into an asset that doesn't appreciate? besides, it is a huge liability - if you want more space, move into a nice town home..

buy something else with your money that makes you more money - like a land in desam or something..

I also bought home on H1 with no kids at that time. I am never used to living in apartments in india so did not like that life style here. I wanted to buy when i was a bachelor but waited till i get married. Its a personnel choice.

How much you will spend current and how much you need to save is always sketchy. some people go overboard.what is the point of having a 3 BHK appt in Madhapur when you are living in low level 2 BR rental apartment here. most of the people wont even go back and enjoy the nice apartment they have there.

Home is attachment ..if u have 2-3 kids and parents coming regularly buy ..else live in apartment/rental home with no attachments and more mobility...

if you have a kid and need more space..buy.. or else prepare for expenses.. i bought my first house very early with 10% down.. always feel.. I should have waited a couple more years and bought when I was able to do 20% down.. house has so many hidden expenses, so expenses will neutralise benefits..

so bottom line, if you have money to do 20% down and need space buy..

For this price range, even 30 years loan with 5% rate (i choose higher rate actual will be around 4) will have <10K mortgage interest per year. as of now, tax bill allows 10K mortgage expense to be deducted. so you are good in that aspect.

stocks are most voltatile from year to year but they got around 10% over long periods of time. Ippudu valuations are high...so koncham risk ekkuva.

Naa varuku this deduction was not a big factor.

My advice is if you can get 10% or more by doing something with the money...then don't pay.
5-10% return...need to think its worth the risk and effort.
Under 5% - payoff the loan.

1)If your Job is stable and can stay in the same city for atleast 2 years
2)If you think that you will not have any issues in future H1 extensions or visa status
3)Also,keep in mind of addition expenses like property taxes,maintenance (Lawn/Snow etc),repairs,upgrades etc
4)Also if you want to sell the house in future (for relocation etc) you may be spending around 6% on realtor's commission and also on painting,staging and on mortgage payment while the house is in market
Even if you sell for same rate,you will be loss

If you are comfortable,then go ahead and buy

advantages: principal you paid is like a kiddie bank saving money. living in your own home. unless you are genius in stocks or excellent saver, most of the aam janatha will burn the money in unnecessary things. by the time you get your GC and then buy home, you will have other expenses like kids education fund, etc. its better to start early.

Disadvantages: immigration status, might loose investment in buyer market when you are ready to sell.

my advice: simple math: Assuming mortgage expenses and property taxes are not deductible, see if mortgage interest + monthly escrow (property taxes + home insurance) is greater than your rent of 850 or not. If greater dont buy else do.

- Ur paying 850 per month and u can always move with a max penalty of 850 or 1700 by breaking the lease...

Now check this out...

Buying a home involves -

- Mortgage, Property Taxes, HOA, Insurance - Will all these be more than 850 per month? Definitely Yes and can you afford that? U have to decide

- Home buying involves initial downpayment and closing costs - Do you have enough money for it? If u dnt have 20% u might have to pay PMI or little higer interest rate... can u afford that now?

- Do u have an exit stratergy? Worst case scenario u have to sell if off bcoz of immigration.. how stable is ur job? how hot is the market in ur city? what r the changes of getting rid of it for the same price u paid? or with less than 10% loss..

- cant u rent it as investment if u cannot sell?

I agree...Rent alone count cheyyakandi..once u have a house, in addition to mortgage, u will have to pay for Property taxes(5k-10k per year based on house value), additional money for Electricity, Gas, Water, Sewer, Trash etc (little more than what u pay for apartment due to icrease in size) and then additional Maintenance if something goes wrong (furnace, room plumbing leakages etc)...buy it only if you want to keep it for long term and enjoy living in a house...

Depends on how long you keep plan on keeping it.
1. You will get your equity back. So, total waste aite kadu.
2. One year buy and sell aite, factor in agent commission (6% at selling) and property taxes.
For a 100K home, you are looking at 6K commission (if selling) + 1K to 3K in Property taxes per 100K at the end of each year. Not including interest payment on home loan.
