I am talking about future earnings.. you will not pay tax earnings on College Funds.. if you can't do pre-tax do after-tax 401K like Roth 401.. you do not have to pay tax on earnings.. even on conservative yield 2.5% is better than 3% mortgage after tax break..

Assuming I used all tax breaks..what next ?

no tax breaks for kids college funds in my state

My neighbor paid off their home in 7years and recently bought an investment home by downpaying 25%. I understand double income part, but still how did you manage it ra ante.. no 401K and no other savings.. all used to pay it off. With both houses together their networth is 1M.

1) rates are low.
2) paid off home does not increase value nor generate income. adhe dabbu tho investment property konte you have new income.

other side is make sure you dont have big mortgage payments when your kids come to college.

if u pay off ur motgage u r loosing at lease 12k principal interest kada which u don't deduct it means you are lossing around 4k money every year.

so u paying off early u might be loosing 4k

it's not only 5 years..it's savings for 10-15 years before buying house as well.
it takes strict financial discipline to payoff house..that's why I applaud those.

india pampi akkada ekaraalu kone badule they choose to payoff here.. over time u will loose in currency conversion anyway

TX doesn't have state income tax kada..so u save around 15K for dual incomes

I have about 375k loan, which is average for any house. But, property tax is killer at 21k, which may increase in future

stock market up 10% annually past 9 years..any regrets over paying mortgage than to invest ?

yes we paid off in less than 5 years and now we are tension free. Job issues etc vaatiki bhayapadalsina avasaram ledu and savings kuda bane increase aitai and we don't have to worry about spending on kids' activities

Is there any benefit in paying off the mortgage principal aggressively ?

say the rate is 3.5 %. stock market lo past is not predictive of future. By paying early, you are getting 3.5% guaranteed return, discounting any tax benefits.
Checking/Savings account Interest rates around 0.1-1%. Bonds yielding around 2.3%.

Any one has a paid off home and recommend this ?
