How about purchasing a plot in Hosur bordering the electronics city.Will it be worth the hassle. I see some developers like NBR are offering plots for 500-1000 per sq ft.Does any body know if these are legal layouts. |

Filmbuff:The pain of the legal titles of land, repatriation of proceeds, exchange rate risk, illiquidity, black money etc can be avoided. Over a 5 year term, i am certain you will make at least 15% return in the markets. Just invest in an Emerging Markets fund in the US, and sit back and relax.

yes but harlur road is now part of BBMP and all those areas will soon be taken over by BBMP ... there is no point in investing 50L in vakil and paying interest, when u can not construct houses there and not sure when that area will be ready for living (some tarzans are living there i know but not for family living which need hospitals, shops etc.,) ... you would be paying 50k/month EMI with out knowing when u can live ... unless u have good contacts to construct something and rent for travels etc., Wrong is wrong even if every one is doing it .. AW - i have seen Shubh Enclave too in my RE hunt. That developer gave up mid way through the project and it is just plots right now without a gated community concept. However, the Harlur Road area is the worst of the worst for water problems. I saw a 4000 sq ft plot that was available for 1.1 cr. |

Trueleader - i have been searching for a year in Bangalore for some RE. However mine is for building a house/ villa. So residential requirements obviously will be different than investment needs. 50-60 lakhs lo kavalante second tier groups like Concorde, Vakil's etc valla gated communities lo theesukondi. I tend to agree with Coolmac, the golden age of minting money on RE is over atleast in the near to medium term. The last 10-15 years of growth in the Indian economy was entirely based on suppressing of investment costs by underpricing natural resources like land, minerals, water, spectrum etc. That is not going to happen again after the corruption scandals and the overall public mood. However your return expectations are fairly okay. Doubling of money in 4 years is just over 18% return. That is not a crazy expectation, the broad economy is growing at a real GDP of 6-7%, add the inflation and you have a nominal growth rate of 15%. So expecting 3% more is not realistic. However parts of the city may not grow as much (the older, established areas) while there might be more returns from newer areas. Bangalore on the whole is a better city and market than Hyd. I had put all my investments in Hyd and sanka nakipoya. If i had done the same investments in Bangalore, aha na raja... Jokes apart, the civic and social infrastructure is better in Bangalore and is a more sustainable long term market than Hyd. Another suggestion - if you are expecting only 18% return, why don't you just invest in stock markets.
