I dont know ur local market but if u wanna rent the place urself - 1. post and ad in all local desi and non desi sites (some are free and some are not so depends on how fast is ur market) 2. Set up an open house/time for viewing it 3. U can find a sample lease, background check information etc etc in this website - http://www.nail-usa.com/. they have membership fee btw.. u can also look for sample lease in any legal websites... 4. Utilities including water, sewer tenant must be responsible... dnt take that responsibility.. water vicchalavidiga vaadestaru lekapothe. 5. include HOA in the rent... dnt leave it to the tenant .. tell them clearly how much is HOA and ur paying on behalf of them... 6. Be clear abt pet policy and other terms n conditions.. eviction notice, delay in rent payment, breaking the lease.. 7. Have a handyman handy... who responds in 2-3 hrs just in case... dnt have to depend on friends... or u can ask ur tenant to get it fixed and reimbuse based on receipts 8. Lawn manitenance - its up to you... u can have a contarct with some company and decide whos gonna pay.. dnt leave it to tenant... HOA might come back and penalize u if they dnt get it done... 9. Make sure u talk to them at least once a month... casual conversation... to check things type... 10. oka spare key with ur family and friends... If u wanna use a rental agency - U pay 5-10% if rent every month to them as commission and one time fee also.. they are responsible for leasing it, solving the tenant's problems but they will send u all the receipts for that... it all depends on how u negotiate and have the contract... If u think ur market is good.. nuvvu try cheyyi... its not that hard... Finally welcome to NJ | ||
