I don't see any difference on Taxes front except 1 to 2 % hike, while we are negotiating with builders we need to check input credit and RERA..

With RERA.. builders selling carpet area SFT instead of including common areas.. so obvious ga SFT prices increase ayyendhi.. but over all flat prices same expect market price boom
but over all ga not a big change.. but less loop holes.. so some people are paying more.
still builder are entertaining black but we said No.

ante gst kaduthunnav kanuka ippudu stamp duty ledhu antunnava? GST lo indirect taxes matrame included, you still have to pay stamp duty. Ippudu seppu nee lekka.

2014- 3.09 +1.25% 4.34 in 2014 & now 12% after GST.

to my knowledge and understanding earlier VAT was on SP with 5% and salestax was further added which was 15%..to bring all the taxes under one umbrella they introduced GST which is 15%, 18% and 28% depending upon the sector..EOD of the day i was in an assumption and still assuming that common man will benefit..but meeru ceppadam chusthe there is something wrong in the execution or they were trying to use loopholes earlier and they cant do it now..

POOR IMPLEMENTATION

RERA has many buyer-friendly objectives, such as ensuring timely delivery of projects, having project details displayed and regularly updated on the RERA portal and protecting investors' money by mandating developers to put 70 per cent of the cash flow into an escrow account. However, a year down its implementation, the picture is still dismal. Only three states- Maharashtra, Madhya Pradesh and Punjab- have a permanent real estate regulator in place. More than 27,000 projects have been registered under RERA across the country, of which 18,000 are in Maharashtra alone, followed by Uttar Pradesh (2,350), Gujarat and Madhya Pradesh (1,600 each), and Karnataka (around 1,500 projects). In the Northeast, Mizoram, Manipur, Nagaland and Meghalaya are yet to implement RERA due to complexities in laws pertaining to land. In Himachal Pradesh, Uttarakhand, Haryana, Uttar Pradesh, Chhattisgarh, Andhra Pradesh, Karnataka, Tamil Nadu and Bihar, RERA portals have been launched and interim regulations are visible, says Anarock in a report. West Bengal is yet to notify RERA while the portal is not operational in Telangana.


RERA, however, may not be helpful in resolving project delays in cases where the developer is already stressed, such as Jaypee Infratech's projects in Noida. Thousands of Jaypee homebuyers were in trouble after the National Company Law Tribunal admitted IDBI Bank's plea in August last year to initiate insolvency proceedings against the debt-ridden company for defaulting on a Rs 526 crore loan. A case was filed in the Supreme Court that some 32,000 buyers, who booked apartments in Jaypee's projects and were repaying loans, had been affected. On March 21, the apex court directed Jaypee to deposit Rs 200 crore with it and asked for a list of homebuyers who have sought refund. "There is no easy solution (in such cases)," says Hiranandani. "If a developer is under stress, you can penalise him, but the building is not going to get completed."

lets take house and car as example. in both cases, customer doesn't get anything as refund etc. just that, i/p tax credit gets adjusted in the final price of the product. that's the philosophy. infact, govt pro-actively eliminated GST on land cost.
so, as a consumer, when u see GST as 12%, u can negotiate asking for some discount citing i/p tax credit that builder may get & builder can say that, that's already adjusted in final price. there is nothing wrong legally here.
EOD, final price is dictated by market.

This implementation is much better than VAT, where there is no mechanism to encourage VAT on value addition only. Bangalore lo prestige used to charge VAT on total cost, now in GST regime he is giving i/p tax credit.

Househunters should avoid these traps

Housing market has been facing a slowdown for a while. There are several instances where house owners sit on houses fetching them lesser money than what they spent to buy it. To woo customers in such a market, developers use various terms in ads, SMSes and emails. This is what they mean and why you shouldnât fall for it.

No stamp duty

When you buy a house, you have to pay a stamp duty to register the house in your name.It is charged by the state government and not by the builder. The amount usually varies from state to state. For instance, in Mumbai, the stamp duty is around 6% of the value of the property.

What it means: If your builder is saying that the house is without stamp duty, he is basically going to pay it on your behalf and has included in the total cost of the property. âThe composite cost is inclusive of stamp duty. There is no direct discount. They have just incorporated all the additional cost in the prices,â Pankaj Kapoor MD at Liases Foras, a real estate advisory.

No GST impact

The real estate sector came under the goods and services (GST) regime after it got implemented in the country. âFor completed projects, there is no GST. For under-constructed project, you have to pay 12% GST,â said Samir Jasuja, chief executive officer and founder, PropEquity.

What it means: If the builder is selling you a completed project or if the property has got completion certificate, then you are not supposed to be charged GST. If the house doesnât fall under these categories and still the developer says he is waiving GST, it means he is factoring the GST cost in the total amount. âBuilders also have an input credit. When he says GST is inclusive, builder also gets input credit. So effective cost in the hand of the builder generally comes to 6-6.5%,â said Kapoor.

RERA-approved projects

Many real estate developers and agents mention that their project is Rera-approved. Rera or Real Estate (Regulation and Development) Act came into effect on 1 May 2016. It is mandatory for a developer to sell Rera-approved projects.

What it means: âAnything the developer is marketing has to be Rera-approved. Some project that went into completion or more than partially completed before the Act came into effect doesnât require Rera approval. The builders are writing Rera-approved just to get comfort level with homebuyers and to show that money goes their escrow account,âsaid Jasuja.

Zero cost EMI

When you take loan to buy a house, you have to pay an EMI. To attract customers, the builder will pay the EMI till the completion of the project. Though you are taking the loan on the property, the builder decides to pay on your behalf. Why would the developer pay money from his pocket?

What it means: âIt is a marketing gimmick. For instance, the builder will say âfor the zero EMI scheme the cost of the property is Rs4,000 per sq. ft. But if you donât want to take zero EMI, you pay Rs3,800 per sq. ft.â Here the builder is taking the advantage of paying on your behalf, so that he can take more money from you later,â said Jasuja

Freebies

You must have come across sales pitch such as no extra cost for floor-rise, club house, parking or other amenities. Some builders are also offering gold coins,a car and even tickets to an overseas destination with the flat your purchase.

What it means: âIt is all part of the price correction.They have earlier sold the property at a higher price. Right now they are trying to maintain the same price per sqft. But additional cost for amenities that varies between 14% and 17%, builders have started offering that at a discount,â said Kapoor. They are not offering you freebies, but just a part of price correction.
