If part of LLC makes sense.. but from what I observed, promoters dont like to have everyone part of LLC, instead they take the money on some financial terms and payback.

Most business /commercial loans requires Personal Guarantees and not personal credit.Personal credit may be checked by banks for delinquencies /BKs

If the property has multiple investors,it is always better to form a LLC and invest through it.Easy for accounting,disputes resolutions,exit /entry of share holders and best tax vehicle

its nota house perse..It only has dorm type bedrooms bath and one kitchen they share. Nothing else in the house like foyer,study,breakfast,living.
Rented out to a chinese student group till 2019 summer.

Did similar investment few years back,but it was a 80 rooms hotel

For multiple dwelling rental units a big risk.I think you do not have ownership of any units/apts ,but share.Exiting may be difficult

few things to consider before investing these kind of projects

1. is the project or property already zoned.

2 is the investment project specific or company specific, if the property specific go to step 1

3. are you aware of where they are building? do you know the construction cost? land cost and development cost?

4. does your math matching with their numbers roughly 10 to 20% range

5. is their estimated sales supports the area they are building ..

6 and their experience.

7. nannu dobbakandi mistake ayithe..

don't be sheepish.. just do your home work before investing

what I was referring to was - a house muth multiple portions like in india where you can rent them out.

depending on the state - under 4 or under 6 is still considered non commercial residential multi family residence.

these are the best investments - as one can buy them for reasonable price, loans are approved for indiaviduals as residential property and the income on it is more than sufficient for monthly payment with 20% down.

so, if you can just come up with 20% down, it pays for itself in the long run even with 70-80% occupancy over time.

For ex, one of the recent proposal goes like this:

150+ apartments complex
Buying for 10 Mil
Loan for 8 mil
Investors will put in 2 M

2m is split into 25k per share anta. You can buy in multiples of 25k

Cap rate 6

Apt purchase tarvatha they are planning to remodel/upgrade exterior and interior and increase rents marginally... add play area etc and sell in 3-4 years.

88% return on investment in 4 year period ani proposal

Never invested in such REI deals so antaa greek n latin laa vundi language

Anybody into multi-family REI ?

Did anyone actually made money on this type of deals / investments?

Last 1 month lo i received 3 different proposals from people i know

Project brochures colorful gaa, fin projections rosy gaa vunnayi

what r the risks? project sponsors anta mana type full time IT but part time REI deals chesthunnaru... but they are saying they completed 1000+ units in last few deals

last weekend ATC convention lo some people came with check books in back pockets to sign into this type of deals
