if he can make a down payment of 20% in another city on rental property with good ROR he will make money on that investment. For the income profile he has easy ga he can afford to buy 2 properties elsewhere. I am not talking about huge mansions, a decent property ~100-150k will fetch good returns and there are ways to get benefits on tax as well. Dave Ramsey fans will vouch for it.

Also my mortgage broker had an option where you dont need to pay PMI for .25% more on 30 yr.. monthly PMI payment 150 vs 30 increase due to interest rate..and on top of it you get tax break on interest paid..

there are always exceptions.
1) you have a pretty good credit score and no other debts
2) the neighborhood is appreciating pertty quickly
3) you made a good downpayment
4) both wife and husband working.
5) you might have gone to a local bank or credit union who services their mortgages themselves instead of selling them

you got lucky bro. you either have apretty good credit score or your house is in a hot neighbor hood which is appreciating pretty fast.

typically PMI ranges between .3-1.2 percent of you loan amount per year. if yo make these payments for 20 years it will add up to a pretty good chunk .
not many ppl can trade stocks. so it all depends

so you bring home 100K per month you can afford to pay a mortgate of 30K per month.

I mean pay it off completely ..like pay extra 1k-2k towards mortgage.. if you do it for 10 years the savings multiply.. and the interest saved is better than the returns on 529 it seems..once you want to move and sell that expensive home .. you have enough equity to pay for college / buy your second home without mortgage..provided home value holds up.. good school districts usually hold up better..the other argument is its not good to puts all eggs in 1 basket..

did you guys try to give your rental properties as vacation homes at homeaway.com

for 5 bed,3.5 bath home in frisco it says income range of 65k-140k per year.

i dont know the business model of homeaway.com they are doing transactions on there website its handled between homeaway.com property manager and property owner.
