Don't think there is any hard rule....but most of them will use sales in the last 3-4 months. Appraiser ni batti chaala untundhi...most of them will be conscious of your purchase price and try to justify it. If the appraiser is ridiculous, you can appeal it by giving your comps and reasons why you think your comps are better...it will cost 200 dollars if you loose the appeal. I did it once and won the appeal...some times I agree to pay the difference needed to maintain the LTV. My strong feeling is your appraisal will be close to your purchase price. | ||
