Don't think there is any hard rule....but most of them will use sales in the last 3-4 months. Appraiser ni batti chaala untundhi...most of them will be conscious of your purchase price and try to justify it. If the appraiser is ridiculous, you can appeal it by giving your comps and reasons why you think your comps are better...it will cost 200 dollars if you loose the appeal. I did it once and won the appeal...some times I agree to pay the difference needed to maintain the LTV. My strong feeling is your appraisal will be close to your purchase price.

Home sizes are going down now since late 2000s...future lo ee problems undavu...most of the homes will be 2000 sft or lower.

Seattle lo..1920 lo around 1000 sqft typical...60s vacchepatiki 1500+ sq ft ki vaccharu...by 2000s 3000+ sq ft with small lots...then trend reversed due to space constraint...ippudu 2000-2500 sft typical...and lot of town homes and condos.

Mostly garages are not finished, also they have no insulation in some places.

If you insulate, put heating /cooling you can add them to home space, but you need to pay taxes for that space also




Old homes ni chaala mandhi chestaaru. Homes built around 1950s are typically small...around 1000 sqft...so lot of people convert the garages into living space. They will put a carport for parking. Old homes tho good news there is no HoA to deal with...you can do whatever you want.

U cannot convert ur garrage to livable space officially.. u can do it by putting a couch, HT etc etc but if u go and ask for permission, D antaar

being one of the end houses in the community, we have common area which merges with our backyard...making it look bigger

ippudu fence veshtay 30% waraku pothaandhi....we dont like it but having a hard time convincing ourselves to not getting a fence done
asalu fence vesaaka flop awudhee ani oka big doubt...our pet does not like to stay alone outdoors for long time

Already market lo DEMAND kanna SUPPLY high undi and denkipotaaniki ready gaa undi...buying BIG HOMES high risk! Take our area...homes that are priced at 350 to 400K selling quick but those above 500K not selling fast! Ika old houses ayithe cheppakkara ledu!

Coming to requirement I personally feel 0.17-0.20 Acre lot with 3500 built in space very good and 0.15 acre with built in of 3000 is OK too for a family of 4!

Mostly garages are not finished, also they have no insulation in some places.

If you insulate, put heating /cooling you can add them to home space, but you need to pay taxes for that space also
