If it is fixed, 80% loan ki 4K payment. second loan ki typical ga 4.25-4.5 interest vuntundhi minimum. Assuming you are not taking baloon payment and plan to pay off in 10 years. Payment will be 1040. if you are lucky and get 15 year loan, it will be 765.

Then add HOA+Propertytaxes+Home security+gardening cost

Assuming your tax break will cover property taxes in full, cost for house alone would be 5200-5500 per month.

If it's a SFH with no HOA and if the area fared well in the last downturn (You can check this in the estimate graphs) you should go ahead with the deal and prepare to stick to it for at least 5 years.

There would be a correction in the market eventually. So, be prepared with a decent technology or other job security to sustain.

Like any economic indicator idhi definite ga cheppatam kastam bro...depends on the city and how the city is growing. A slow down will probably happen...but 2009 type bust undadhu. In my opnion, bay area laanti over-heated places lo upside is low at current prices. Two fundamental indicators that are useful is median price to median income ratio in a city and median price to rent ratio. If these are very high relative to other cities, then the price might not be sustainable. Again with a city, real estate market is more localized.

In most US cities, your mortgage payment will be close to your rent, so alaanti case lo it makes sense to buy if your plan to live there for atleast 3 years (5+ years ayithe it will definitely make sense in most cities). But, don't buy with an expectation of price growth in this market.

Don't stretch yourself to buy a home when the market is so hot. The housing market is 5 years into the boom cycle, so proceed with caution. I feel the upside is low. If you have to sell, the selling costs will be about 8-10% of the home price.

This is how it works... when u get a loan, u pay 10% of the home price as down payment and closing costs which are apprx 1-2% of ur home price (just to give ur an idea)...

Everymonth ur mortgage payment includes Principle + Interest + Taxes + insurance + HOA (if applicable)... some banks will collect taxes/insurance from u every month and some will let u pay ur taxes quarterly...

Banks collecting the taxes/insurance and making the payment to the govt/insurance companies on behalf of u is called escrow..

Anytime you are stretching your budget, you loose peace of mind.. Even if it's $300-500 per month..it adds up.. Urge to buy home is something we put on ourselves.. also once kids start school, there are so many activities outside of school you need to pay for.. just my 2 cents

Agree u can use interest and taxes for tax benefits but u gotta pay them first kada... nee amount will be between 5500-6000 if ur property taxes are 10k ish...

1. your interest per month is still 2700... but now it is 30 year fixed.. so your monthly expense is locked for 30 years.. while if you rent then it will keep going up every 6 months.
2. you will reduce your tax slab to maximum and gain a little on federal taxes which can cover property taxes and pay for other house expenses

ur mortgage payment shouldnt be more than 36% of ur gross salary... thumb rule annattu.... Keep in mind this is gross, taxes pothe inka takkuva aithadi..

If ur making 100k, make sure ur mortage isnt more than 3000... this is also very high considering that ur saving will be almost zero..

bayarea lo salary tho pani ley... 900K untey house haath mein aaney ka chance hai(not a gaurantee)... 10% down, 20% down depends on situation...

monna almost 960K new house kondam ani aagipoyanu... living room was so small.. if i put a tv and sofa... i can operate the tv with legs...

cuz the loan was so good.. interest rate came to 2600 per month... while i am paying 2700$ as rent now.. in another 3 months it will go up to 2900$... and i am not in cupertino or palo alto...

its a big stretch for me right now.... almost 250K stretch.... illu teesukuntey almost vaxhina jeetham vachinattu home payments and other commitments ki pothadi...first total account 0 avuthundi... then month-2-month savings will be around 5% of the salary...

Is it ok to Stretch to that level?
