since i deal with brokers in commerical and residental
i came across this many times

when i was planning to sell my previous home, desi broker came to me said i have an buyer who wants to buy more than your asking price and asked me to sign the document, the buyer came looked at the house, gave me 500 dollar check with DD for 14 days, he backed out in 2 days, i was in contract with that broker for 6 months, even though he sold it

Brokers also use the tricks to get the contract

Finding a house that you both like is very difficult...on top of it, everyone is saying this is the best school district, what else you want? Do some research (neighborhood sales, county assessment, and his upgrades) and come up with a number and make that offer. If he likes it and you get the home, well and good.

If owner is contacting interested buyers because Agent is not doing a good job then there is no case.

If owner deliberately rejected all offers to generate leads and waited till 90 days contract period then I would call him a low class cheapo.

Last year summer time lo oka open house ki vellam

seller had an agent who arranged for open house.

we didn't have any dedicated agent (since we didn't the pressure from the agent)

house beautiful but asking price too much light teesukunnam

last week aa house owner nundi email to my linkedin id

open house ki vellinappudu sign chesina guest sheet meeda names teesukoni approaching them now offline

matter enti ante, now we don't have an agent and contract expires next month.. if u r still interested we both can split the agent fee 50-50 blah blah

agent tho contract end ayyaka another 90 days or sometime limit vuntundi anta.. so they waited for the time to pass and now approaching all those who attended open house
