Usually PM Co will show the rental comparison of similar homes in the subdivision and compare which house has what ani
with that we would get an idea how much rent we would get

if not if they try with $3000 first few days and see if there is any activity
if not they will lower by 100 or 200 of the monthly rent.

depends on the house if it has all the upgrades and in good condition
the property management companies will get the tenant in no time
they will take 1 month rent as comission
and there will be an option if you want to go with the maintenance thru them
they will deduct around $150 from every month rent
otherwise maintenance (if any problem arises) is on our own we dont have to pay $150 or what ever to property management company

It all depends on the contract between the Property management company and the owner.

Finding a good tenant is also an hassle
this property management company takes care of the tenants back ground credit check, criminal records if any and also if there are any eviction notices on tenant in the past.

my friend brought house in FL for 100k. townhome. but check the montly payment he will be making and the rent he would have been paying. He must be saving atleast around 400 bucks in rent only. man that is a deal.

Thanks brother , don't lock you hard earned money with uncle sam ,bright future is there in Indian sectors pertcularly , commodities , Engineering (Siemens ,ABB ) , NTPC (neclear power ), BHEL

My Observation among indian home buyers is why to pay rent why don't we buy home there by it appreciates. With this they are locking the long term risk which we never think of it.

I am not saying don't buy hosue but provided if had that much cash in hand for all life events or able to rotate during turbulent times , in which 80% indians don't have.

Cash is king in this country because everything runs on credit which we always forget outstanding amount you got.. leads to so many issues

my friend brought house in FL for 100k. townhome. but check the montly payment he will be making and the rent he would have been paying. He must be saving atleast around 400 bucks in rent only. man that is a deal.





I agree, said that you should not calculate too much when you are trying to buy a home.

but I have seen very few families who are happy & doing good after buying a house post 2005...
i mean their savings is bad shape and lot of financial presssures..

cheppalem brother...kaani historically June-Aug is the period when real estate transactions happen more driving prices high..so ee time period lo home transactions, prices choosi decide cheyyalem...after 2006, this year there is no depreciation in this time period

so I think we will get clear picture at the end of the year..also in this market we can afford to wait until prices start rising cuz they will not rise too much

Venu mama american economy is centralized and is completely driven by federal govt. economic polocies not like in India each state and village got thier own economy which is highly de centralized .People say the dot com down turn is diverted by , Alan Greenspan who propelled this housing boom by encouraging by sub prime loans.

My belief is next 10 years banks won't give any loans as did in past to inflate housing prices even most won't americans dared to buy a house unless there is big change in american fortune. Obama much focussed on health care other issues .

Also prices for most of townhomes/condos in Fairfax/Loudon county are depreciated by 25-40% from peak times but your friend has advantage in his investment as he bought his townhouse good 2 years before peak times.

Idi weekend oka friend tho jarigina discussion! Let me know your thoughts....

1) He bought a TOWN HOME (in VA) in 2004 with 365K. By now he paid off some money....but HOME EQUITY teesukoni daggara daggara 200K INDIA lo invest chesadu!! So overall inka 350K MORTGAGE undi!!

2) Now he saw a Single Family Home (3400 Sq Ft) and negotiated price is 700K (Peak time lo 895K varaku poyi ippudu 700K ki ochhindi)!! He will go for MORTGAGE for 625K and buy this house....closing date kuda ichhesar!!

So total MORTGAGE on both houses 975K!! He is planning to go back to INDIA in 3-4 years! His idea is to immediately LET OUT this single family home for rent.....and keep paying the mortgage for next 3-4 years and SELL BOTH PROPERTIES and go home!

He seem to be believing the HOUSING Market will grow and will peak by next 2-3 years again!

Is this a good idea?
