Go to the homepage and try both the options. If you qualify for any one option it is good. One is loan modification and second is re-fi.

I took 5/1 ARM with 5% down payment And no PMI as well.

Mr. Hyd, thanks. I don't know if I qualify for this thing. Just went thro the questionaire and picked NO for question 3 since I was trying to be truthful. Mine is 5.75% fixed rate, so there is no increase in rate. I should have done a 5 year ARM. I thought I am doing a good thing by paying 20% down and getting a fixed rate loan.

Mikky, my loan value is only 7k more than the current home values. I paid 20% down when I bought and paid off a lot towards principal too. dikkumalina countrywide said I have no refinancing options when I initially called them. I haven't called them to say I will pay down 7k. I am still not sure if it's worth it like Mr. Hyd said.




don't downpay 7k again, may be down the road your house rates still go down, then you can do refinance I guess

so your loan amiount is 425k

now if the value of home is 380k(as home rates dropped darstcally now a days in all areas)


then you are eligible

They will take net salary including tax returns(not gross) into consideration

mikkymouse, that's what countrywide told me. I just called another broker. He asked me to call him next week. If needed, I am thinking I will pay 10k down to reduce my loan rate and refinance b'coz if I get 4.6% or so, I will save a lot over the years compared to being stuck with 5.75%

What do you think?

mama if posibble get rid off the second loan if it's not too much, pay it off

then your first loan can come down significantly to 4.62 to 4.70 also you would have built some equity into the house if the prices havent fallen down in your area
so you can finance the loan after the equity which wil drop your emi significantly

only downside some fees you have to pay ranges from 1% of your home value to up
but's it's a one time fee and you will recover that within 9months to a year in savings on your emi

I couldn't refinance b'coz my home value is lower than my loan value at this time. I am at 5.7% and I guess I have to cough up quite a bit since they are only doing 80% of LTV.

People like me who bought at the peak and never missed a payment are so screwed these days.

My friend who is in the same boat as me was told if he stops payments then they can renegotiate. I am sure there are repurcussions if he stops payments, but I don't know what they will be.

Jodhaa, you should buy if u think your jobs are safe. This is a great time to buy. Prices are still sliding, u can probably wait some more months and see.

i have my loan with wellsfargo too, negotiating with them to lower is not a good idea

just go for refi, has the value on your house drop drastically in your area, there are sveral factors which weigh in, the current rates are at 4.62 on a 30 yr fixed it's better to refi since that drops your monthly payment considerably

First things first - Homeowners stopping the payments was the whole reason we are in current situation. Some did because they couldn't pay anymore and some did because house value was very less and they don't want to pay old market value.

So that's definitely not a good idea.

What ever offers that your friends have received might have come through Obama's plan. You can contact your banker to check if there is any such offer available for your loan under this plan. No need to stop making the payments.

Also, if you or your spouse is unemployed then demonstrate the same to banker and you might be able to get a bigger discount.

Also, check with your friends about their offers. Did they just lower the monthly payment by increasing the loan tenure or did they reduce the Interest rate on loan?

My banker said, he can reduce the rate by 0.50 % so i am still checking with other banks.
