If you have BDA property in blore, you can pay property tax online...OR even check any BDA property owner, his address etc..if you know plot number..




You can do this for Hyd properties too through the GHMC website.

Is it DC converted? What khata is it -A khata or B khata. I would say less than Rs2000 per sq feet. There is a Prestige gated community near ITPL, where you can get plots for less than Rs2000.

Depends on the quality of the paper. I would not be too worried about the risk of a bond from L&T or Tata for instance. However if it is a bond from say a Suzlon, or an IVRCL or Deccan Chronicle,then you should not take a bondholder return on an equity risk.

Around 3500 per sqfeet or 3000 per sft, for bigger plots.However the issue with this layout and the surroundings is extreme water scarcity. This is right behind Springfields which is a mess because of the water issues. Coming to Shubh Enclave,there have been some issues here with BDA/BBMP,the result being that there is neither a gate,nor a community and there are no amenities. It is just plain plots.That has resulted in poor appreciation and offtake.

Inka nice BDA layouts like Jayanagar,JPNagar,Indiranagar etc lo,chala costly. I was not too keen on apartments but thappetattu ledu. Embassy group has launched something in Koramangala,you can get a 2600 sq feet apartment for 1.6 cr. Apartment theesukonte,don't look beyond Indiranagar,Koramangala,JP Nagar,Jayanagar etc. Even if they are costly,peace of mind untadhi.

sir, ppf saw rates of 14% in 2000,1990 periods. u dunno, which way rates go ahead.

by the time u have corpus, intrest goesup u endup heavy returns.

by the way ppf locked anedhi boothu. u can withdraw upto 50% after 5 years.

anytime ppf rate is highest in market, and worksout maxximum considering tax saving, plus exemp-exemp-exempt and free from court attatchments.

u can have 3 ppf accounts at a time , u,wife,kid and still u can get tax exemption. 15 years later u can coontinue 5 5 5 blocks of years if ur not needing money. dheeniki minchindi india lo ye schemu ledhu..raadhu...

Last Jan,companies like HUDCO,PFC,IREF,NHAI etc came out with tax free bonds at 8.2-8.3% coupon. So the effective pre-tax yield comes to around 12%. These stocks are actively traded on the NSE. The prices have increased since the time of the IPO,at the current price the YTM comes to around 7.8% tax free. There is no lock-in to these bonds,you can exit anytime. There might be some fresh issues again in the near future.

i agree but cash paranga chuste u are always affected by inflation.

like i said nothing beats like being ur own boss and starting a manufacturing plant but if u want to grow a passive income on side, houses in vijayawada are best bet as the real estate there is growing atleast 20-25%.

i get 40k per month and my property is growing according to inflation. bank lo veste i will loose 15% on inflation, ila ayite naa property is in manageble size and each apartment has the scope to be sold separately if desperate for money and also property is growing as per inflation.




This is what i sometimes do not get in RE investment.40K per month is 4% yield on a 1.2 cr investment. Apartments don't appreciate more than 8-10% per year. That means you are getting a return of 12-14%. It is a decent return but not worth the hype. As i had mentioned yearly,you can get risk-free,sovereign guaranteed bonds that will give you a return of 12% in India. Not to mention the illiquidity of apartments or any real estate.

MrHyd - if you are getting only 1100 sq feet apartment,i doubt if it is a valuable deal considering the effort and pain involved in getting the deal done,construction etc.You can buy a readymade flat for that amount.

I recently sold a flat of mine in Hyd for Rs40lakhs.This was in Kalyannagar, a nice residential area behind TB Hospital.That was around 1250sq feet. So what you are getting is just par for the course, not worth the time. That being said,the rate is quite attractive. I wish i could a rate like that here in Bangalore,blind ga theesukonta.I am thinking of buying/building a house here but not able to get within my budget.
