ee market lo with the kind of low interest rates we have, if the location is right and your immigration status is stable, then go for it. keep in mind that interest being tax deductible etc are very subjective. nenu cheppinattu single earner with 3 dependents ayithe no benefit at all. if you are single/married without kids and buying house, then yes, it might be helpful. if house value appreciates by, say, 5-10% then after few years, if you want to sell, it might be profitable, if you factor in the property taxes, interest, house maintenance costs etc |

if we get 375 back per month, we get 4500 at the end of the year but going 700 above what we are paying for rent we will be paying 8400 additional money than rent. so if we deduct 4500, we need to bear an additional amount of 3900? 2 years is very very very short period to do this comparison and own a home..better stick to rental home. - don't buy a home unless you got GC, or at least EAD. - don't buy a home if you don't have long term plans staying in US. (long term means literally long term..like 10/15 years) - if you buy a home on visa, you never know whether you will get visa stamped next time. visa officer doesn't care whether you own a home here or renting. - imagine if visa got rejected for some damn reason.. - even though on paper it looks same paying rent & mortgage, but in reality you will end up paying more with mortgage,(closing costs, doc fees, attorney fees, maintenance, property taxes, etc etc) - your spending will be more with own home..furniture, appliances, electronics...what not... - probably you can rent a home close to your work, where as buying a home with same proximity to work is difficult...(probably depends on city)..you need to go bit far to buy a home..keep in mind gas @ $4/gallon..so budget this in your expenses. - after 2 years don't except someone will walk-in and buy your home and clear your mortgage in this economic conditions. it might take 6-months or 1-year after listing your home. - if you go for quick sale, you need to reduce price drastically where you lose money. |
