Yes. If the loan amount is less than or equal to 80% of appraised value, PMI is canceled during refinance. That's automatic.

If you are not refinancing and believe that you have 20% equity based on market value, you have to pay for appraisal and prove the fact. It's your responsibility.

No, I don't think anybody can force a lender to you. Mee state laws ento teliyadhu kaani, BofA vaadu oka chinna pre-payment clause miss chesaadu ani maa state lo naaku 1500 return ippinchaadu maa lawyer.

Incentives -- that is what I am talking about, push them to chime in for your down payment. Atleast try to close with minimal costs.

BTW, buying agent ni pettuko.. 99 times out of 100 you don't have to pay anything to him. Seller is responsible to pay for both the agents.

price wise i see some bigger homes ~3500 sqft priced around 140k on websites built in 2007. the one i am looking is 2560 with all options coming to around 173k(quoted,with out any negotiations)..so 140k ki pedda houses unnapudu am i paying more for a new home?

You can definitely sell the home, but cannot walk out by renting it. Refinance cheyyali ante two options : 1) 20% down undaali to get conventional financing 2) Appraisal lo mana equity should be more 20% ani raavali -- which is not easy given the housing prices.

That is FHA loan, PMI rates are high now. Run the numbers before you take that route and another issue with FHA financing is that the property should be your primary residence. You are stuck in the property till you refinance and refinance may be an issue till you build 20% equity in your home.
