in NY, we spend almost 350 p.m for heating for 5 months. we spend about 250 for a/c two months. so, our homes are optimized for heating/cooling. Also, our taxes are very high. for a 3500 sqft, 1 acre house, we pay around 10K as tax. So, every sqft above 2k multiplies the cost. in my study, i found 1900 sqft/0.5 acre is the most cost effective house - heating/cooling/taxation, i.e in NY state. you may not have some of these issues. that is the funda behind my advice. if you are living in a state/area where house values are not budging, you consider yourself lucky, because most likely the values will hold after you buy also. some states have seen drops as much as 60% so it depends a lot on the state. I tried buying a couple of times a house/condo in Fl and gave up. Buying a FC home is like placing one bid in an ebay kind of auction and waiting for 6-8 weeks and knowing whether you got it or not. the banks have absolutely no interest in selling those homes to strangers like you. they will sell them to sweet-heart investment partners. it's a waste of time. there is an even worse type- short sales - the owner wants to sell it below the mortgage outstanding. you put in a bid. then wait 8 weeks, the bank then call the owner and cheda meda thitting, then you quitting. wot.
