The vision is to link an artificial canal stretching 15 kms in the future to link up osman sagar to create a water front view. This in turn gave Super powers to APIIC making it almost autonomous. Now starts the APIIC raj over nanakramguda/ Gachibowli. Wipro started construction immediately and requested for more land envisioning more growth than planned which was increased to 56 acres at market price. Narayan murthy being a cribber and cryer got his way to 78 acres from 12 acres at the original alloted rate ( nothing) which is still disputed by apiic and infy over payment not recd. Part-4 open for business Now APIIC starts allotment on its terms in 2003 (even god does not know what the terms are) Ista was alloted land 12 acres(Completed) Cap Gemini alloted 24 acres (Completed) L&T alloted 24 acres for residential purposes Reuters Alloted 21 acres (Completed) Microsoft ( completed) accuired land from Ford to joint development of GPS and software for for Ford Cars Govt agrees to combine. Trenset alloted land at market rate 14 acres IOL Gas station 2 acres (Completed) Siddhartha group -owners of bluefox/minerva/ viceroy and mayuri restraunts in uS alloted restaurant/ food court 12 acres.(shoed out) Raheja alloted 26 acres (nearing completion) in 15 acres requested permission to sell 11 acres to third party- request pendind unisef alloted 50 acres - govt of AP to build it free with APHB (not-started/no funds)- New government doesnot believe in building free for publicity. Part- 5 ***********Disputes*********** 2004 - date L&T alloted 24 acres for residential purposes ran into disputes as govt changed Outer Ring Road alignment and realloted land in gachibowli/ NNguga border L&T asked to pay market rate as it is for resale and hence considered business house. finally L&T took 14 acres at market rate. that 10 acres surrendered by L&T realloted to emmar golf course. Siddhartha/Viceroy (land seized as they tried to transfer/sub lease it to Tricon restaurants) tricon restaurants then owner of KFC/Pizaa Hut/Long john/ taco bell. Both tricon and Siddhartha exited the project with Viceroy's owner Babul Reddy's son accusing apiic/ botsa of being partial to manjeera and emmar in 2005. subsequent raids on Vice roy hotels hotels were conducted to defame them as retaliation and they started to look outside AP to invest. tcs alloted 26 acres ( nearing completion)- retuned 14 acres as not needing it( alloted to MEC infra madhu koneru) ADP alloted 26 acres (returned all as they decided to lease in wave rock for secong phase) same land alloted to ras( ras al khimah - Prasad Koneru) The only land not procured by government to date are Super Star Krishna Guest Houses 12 acres behind wipro and the temple lands 36 acres next to manjeera mall Trenset alloted residential land at market rate disputes in court about meenakshi, emmar and manjeera allotments at subsidised rates. APIIC counter reply's it has a share in revenues from these operatots and hence the petition be squashed. withdraws under pressure from huda permissions refused repeatedly for its venture in white fields behind. Part 6 2003/2004 still incomplete EMMAR alloted lands by moving L&T with 50-50 partnership with APIIC Manjeera alloted land near fujitsu originally patni alloted land- incomplete Lanco alloted land Reliance alloted land Part 7 2005 re allotments Prasad's MEC signs marketing agreement to market EMMAR properties which signs with MGF which in turn signs with EMMAR. MGF is again a partner of RAS( ras al khima) and MEC ( madhu koneru) Manjeera is alloted Siddhartha's land for free 25+12( Siddhatha's allotment) APIIC states as it could not find replacement for the project LOL.. Meenaxi alloted 46 acres residential - incomplete Lanco given additional land to construct worlds tallest building from v. board lands- disputed Divyashree also alloted land opp to lanco on a hill. DLF alloted 100 acres in 2 places to constructed integrated cyber cities ( gachibowli and cybercity) Emmar's land allotment for free increased on pressure from Prasad Koneru to 285 acres the reason given By APIIC acharya is the revenues will be shared to pay of the farmers procurement dues(40 crores) Acharya re-drafts APIICS agreement with EMMAR to reduce APIIC's share to 50% of profits rather than 50% of revenues LOL..... PENNA infrastructures signs joint venture with APIIC and alloted 36 acres. The time line coincides with Penna cements transfering shares to RAS in -2007 now RAS to Bharati cements in 2009 Nagam mentions it as reward for the favours to jagan outside assembly. Acharya re drafts APIICS agreement with EMMAR to reduce APIIC's share to 25% of profits showing global recession BHOOTH. Telecom companies ( Qualcomm, Reliance infocom, Hutch, siemens) complain APIIC could not get a Gateway Node as promised during mahajan. Part 8 2006/2007 more APIIC antics Reliance Info comm requested to surrender land as it has not commensed construction. Anil ambani replies a level playing field to all players and same yard stick applied to everyone and not to single out reliance. APIIC replies it has taken back grom L&T also, reliance surrenders land and Ambani quits ISB board of directors. APIIC allots reliance surrendered land to ramky. Koncept ambience group and janapriya question the logic behind this and move to court saying their applications are pending from a long time and APIIC preferential treatment. Court issues summons to APIIC, which replies janapriya's application doesnot stand merit as it built only low cost buildings, and koncept ambience is more of a small scale infrastructure developer and they need highend developers. Adity and jayabheri join the fight in high court. petitioners reply they have all been in business since 1980 where as Apiic's developers have never constructed a single layout. petition transferred from RR dist to High court and issues notices to govt and apiic which reply although ramky, meenaxi, emmar and manjeera have no experience they have the best manpower and world class tie ups. Petitoners want court to add aliens group and lanco also as receipients of apiic court refuses as the petition pertains only to NNRguda location not Gopannapalli and manikonda. Part 9 2008 Making them bend (victory for APIIC as Businesses succumb to pressure and exit) in 2008 aditya withdraws as party as their joint venture Hotel in hitech city is cancelled and given to salarpuria( Lemon tree). RAKEEN a division of Prasad Koneru's Ras AL khima alloted 471 acres despite protests from mlas and opposition especially TRS, TDP and Communists. Government/ politicians can poke you, degrade you, make u a laughing stock, send u to jail and bring u to your knees. if these reputed companies and rich companies cannot stand a chance, what can we do staying away from our lands? NOw the question is who will fight against the govt when the messaiah of the poor ( PJR) is gone and his son ( Vishnu) gets a villa in emmar.
