If you want villas and have cash, go for the upcoming projects which are at the base stage, they will take money to buy the land and will do land registration on your name and will give Villa under the construction agreement

stay away from kapil ani naa tokkalo opinion.. when all the premium office spaces are hovering around Rs.60 lease per month, This guy was promising 120 psft per month.
probbaly 10000+ per sft charge cheyyadaaniki..Vaadina technique ani naa feesling. Kapil previous Office tower at Financial district, Galeez antey galeez. Frnd pani chestaadu.Baaga tittetodu..

Bhayaa jayabheri is like 5km from this property. Location has easy access to ORR but then there is literally nothing surrounding the property.

Accurate Windchimes in Narsingi is wrapping up the project. Not sure of the price but would be a better bet location wise.

Muppa Alankrita has 3bhk available. Although not truly gated luxury, for sure offer good quality. They floated Panchavati Colony in Manikonda so very reliable.

Rivera location is the best anatu service road and orr easy access , dhini degarlo jayabheri vadivi 3 communities vunai , NCC rendu vunai .

Projects along that corridor:

Excellent projects for luxury/convenience: around 5-5.5k /sq. ft
Rajapushpa Regalia, Kokapet. veedu Atria baaga kattadu. So leverage. (52-5500 psft)
Prestige highfields - heard coming up beautifully - financial district (5500psft)
Jayabheri Summit - Nice location. (5250 psft)
Pacifica Hill Crest - large community with multiple club houses. (7000psft carpet area)

Lansum Etania - excellent floor plans but are facing financial troubles. Delivery date is not as promised (6200psft)
Myhome Avatar - only on brand name. all 2-3 beds and looks like pichchuka goollu. Did not visit inside though. (5k psft)
Vertex Panache - missed deadline by an year. On top, he is quoting same prices as Atria but amenities far from it.

Green Grace was actually good project, very near to ORR and FD. Not sure if they have any left. Also huge commercial/residential project coming up just before it which could be plus.

EPIL Apila looks reasonable but bit far from modern conveniences.

New Projects:
Rajapushpa Eterna is recently launched, in FD as well. Maybe they will negotiate but delivery in 2022. (5200 psft)
Ramky One Astra is launched recently next to Vertex.
Aparna is launching a project opposite Narayanamma College in Sheikpet. The most central location this side of the town. Aditya Athena has started in Manikonda area as well.

This is just some info I know in the area. Not touching superluxuryies and villas here.

Kokapet I mentioned as around 5k only.

3500 to 4000 is for Puppalguda, Narsingi.

And ofcourse all these prices are net of Amenities, Floor Rise and GST, Reg charges.

This price is about an year and half old. Now everything around Kokapet is 5500/sq. ft or more. On top of it gated community adds about 30-40% overhead (18% taxes and registration, club house, parking, etc.)

But there are lots of choices around the area if you go for 5500. About 20,000 apartment units are coming up in the next 2 years in nanakramguda - kokapet-FD area.

Gandipet and Kokapet are absolutely hot at present.

Check out Vertex Panache, Rajapushpa Regalia, Atria, My Home Avatar all of which are in Kokapet and around the 5k per sft mark.

Whistling Woods Project in Gandipet, opp: Rockwell School is around 4k per sft.

There are lots of Projects in Narsingi, Puppalaguda which are in the range of 3500 to 4000 per sft.

All the above shall be around your budget of 1 Cr.

Just ensure you take a flat in Gated Community.
