recently entire raised level ni brick tho kattinchaaru

20-25 years max..( a well constructed house stays for more than 100 years heard it right a concrete slab lasts 500 years!!!)

anthe koolagotti koththa construction start cheyyali malli if u want to do major repairs..poor construction practices cause water seepage which eventually ruin the structure of building,,

so katte vuddesam vuntee..10-15 lakhlu poina parledu but oka minimum nee life time nilichi vunde building kattu.. oonstruct a house as strong as possible.. wood is important ...migitha cosmetics anni lite.. u can use 40 rupees sft tandur stone or 400 rupees granite..

idi chepthe gurthu vachcindi.. my grandfather house in kakinada used to have granite stone(floor kesidi kaadu foundation ki vesedi) compound wall... and house wall used to be 20 inch in width ...alas ippudu 11 inch with plastering( two bricks for wall) kaduthunnaru..

some builders are even going for 6 inch wall only single brick that too a wall which exposes outside.... okka varsham padithe intloki chemma vachesthadi..

Commercial cost lo builders will go for cheap material. Example wood, they don't use teak wood. Per CBM less than 1000 rupees material they will purchase. If we use our minimum price is 2k and we can go upto 6k per CBM.

Like this every material they use cheap material.

Even bricks have least quality. We will not generally check all tjis

Builders use less iron than required. This is also another problem with these ppl.

yep anduke anna 1400-2200 ani...for example tata steel costs more than local steel.. ultratech cement costs more than sagar etc..

andukani kondaru slab varaku l&t vaadi ... plastering antha sagar tho chesthaaru..
it all depends upon many factors intha ani cheppatam kashtam..

but 1400-2200 without much interior decoration...meela cheyisthe it goes all the way to 4500 to 5000 persft too..!!

Guys if you are going for commercial construction i.e renting purpose cement cost per bag can be 250. If you want to construct high end then high grade cement of 320 rupees. Like in iron and every material you can save 25 to 30 percent.

For me granite pasting for flooring, skirting, kitchen flat form and steps and raisers, pillars, front varanda elevation costs 5 lac labor and 70k pasting material cost.

So entha rich ante antha cost perigiddi.

by the way usually 1400-2200 for medium level construction which means not compromising on structural stability ..but compromisin on flooring, wood,electrical works and other exterior hangulu..( these cost can vary so much depends upon ur taste and affordability)

All ballarsha teak wood doors and imported Ghana wood window's ki cost 12 lakhs plus carpenter making 2 cr.

Cement and iron cost 15 lakh.

Sand cost plus plastering sand cost 1.5 lakh.

If you go for 6k granite/marble flooring 10 lakh if tiles then 7.5 lakh.

Kitchen and cup board interiors and labor cost including material -15 lakh.

Lights, electrical wiring connections etc 10 lakh. This includes plumbing.

Inka chala misleneous vuntaadi.

I assume you would have 2000 sft plinth area (as per govt norms aithe around 1700-1800 max undali)....

Ground floor = 2000 * 1400 Rs = 28,00,000
First floor = 2000 * 1200 Rs = 24,00,000
Second floor = 2000 * 1200 Rs = 24,00,000

So total 76,00,000/- varaku avatadi...assuming that you would use UltraTech or similar good quality cement and Jairaj or similar quality steel and less dust and more sand....if you cut some corners and use cheaper cement, steel and use dust/robo sand...you can reduce the price by 10-15%...
