Guys,

one of my friend is looking to build 1000 seater marriage hall in a tier-2 town of population of approximately 10lac. what are the things to be thought through. please throw some light.

1. Land area required for 1000 seater. 10 guest rooms, basement kitchen+dine area.
2. approximate construction cost
3. challenges in construction & challenges in running business.
5. current hall rates are around 1.5-1.8lac per day? how much capital can be termed as viable investment (land + construction)
6. what could be revenue and operating profit?




If you already have land ,it viable to build temp structures and let it has function hall and earn additional income while the equity on the land grows.It wil be easy to dismantle the temp structures and sell the land whenever needed
But buying land for the purpose of building marriage hall may not be economically viable
But ,may be building a 40 to 60 room hotel with a big split conference hall, is a better idea as it gives more avenues of income with little extra investment

1000 seating unde pedha hall kante 300-400 better emo...with good parking space.

and nenu observe chesindhi functions halls dinam bhojanalaki ivvaru..vatiki kuda rent ki ichettu very basic function hall kadithe super ga workout avudhi..pellillu aithe seasonal business..chavulaki seasons undav.

Take any tier-2 town. Let's say bellary, warangal etc.
Hall only, rent is 1.5lac

Btw, City ki 5-6km distance lo main road high way meeda unte, will people prefer that?

Let us calculate the operational costs for the marriage hall per year:
1. Labour costs (Cleaners + Mainenance guys + Decoration artists + Electricians) - 10 * 15000 * 12 = 6lacs
2. Maintenance costs - 1 to 2 lacs

Capital (One time costs):
1. Furniture, Electricals, Interior designs -
2. Land + Building construction

Revenue:
Assuming atleast 3 to 5 marriages per month on an average - 72 lacs

So, the profit per year after operational costs and maintenance is close to 60 lacs.
With that, one can easily spend a capital of 3 crores as an investment!
