adi kuda CT lo? Location matters for sure.
Unless you are going to get cheapest available materials, good luck finding a builder who's going to do the job for anything less than $150-200/sft.

Also, after everything is done, you would have definitely overrun your original estimate.

ee DB lo ee question adigi ready ayipovaddu. Talk to a couple of builders to get a sense of what it's going to cost.

i never say $100k per entire home, i said $100/sft, yes you can achieve decent home for 100/sft excluding permits and landscaping and engineering and drawings
i am not talking about already existing sub divisions, unless they are old and ready to demo is different story

if you are remodeling or rebuilding existing home in a sub division than you have to look for covenant restrictions

if you are building in your own lot and not part of any sub division than you can do what ever you want, but you have to go with existing zoning

if you want to change the existing zoning to your independent lot than it has to be part of the aster plan or go for board of zoning approvals, it is 9 months process

lone phases lo release cheyadu, loan releases based on work done by sib contractor, e g if they are done with framing they releases it, if they are done with flooring they relase for that only..al anna maata

both home owner and contractor has to sign before releasing any payments or put it in escrow..that's why we will have some gaurantee

1. Buy the lot (mak sure the land has atleast a phase 1 survey)
2. Get it zoned appropriately.
3. streamline your finances
4. go to a architect an get your plan
5. take it to the city and get it approved.
6. get quotes from several contractors
7. Choose the best one (not the cheap one. One who can provide some reviews conact info of old customers). Talk to 1-2 customers to get first hand info.

8. Every contractor will take a minimum of 20% of everything that is done.

9. Flooring, cabinets, countertops gatra you can get it done by someone else you will save the 20% (for suppose flooring 10K ayithe dantlo 2K will go to the contractor, you can avoid that by getting it done by someone else.

10. I would suggest getting only those 3 things done by some one other than the contractor anni sonthanga chesukunta vadu pad devlop chesi framing chesisthe saluu ante you wil mess up everything and he will also thing nenenduku M kudavana ani...so adanna maata naakunna naalegge prakaram.

is it residential? commercial?
is the lot already approved for commercial ?

some one i know did it for residential but the neighbour hood is already approved for residential neighbourhood . he just bought land and waited for couple years before starting construction. but the down side is the had to pay for the land for him shelf. no bank loan.

but if you can buy land find a builder and show a definet time line for construction and move in date the bank will give loan for land + construction as well. as some one said you cannot do FHA loan or conventional load with less than 20% down. it has to be more than 20 %.
