Mav ikkada NC lo most Realtors keeping 0.5-1% and returning the rest. But the rule is they won't do anything for you except signing papers and giving you money.

Expensive homes ayithey $1500 teesukoni rest ichesthunnaaru. Giving 50% of her money to get agency is bogus. Most agencies have a flat rate of $400 - 500.

Recently enno issues face chesa. I wish I knew, what I know now. Well, a lot of lessons learned, the hard way.

agent change is not easy and that too if you buy same house. kummestaru

also if its new house, builders put fine print that agents cannot give discounts or giftcards etc and make them sign to give 1099...usually if builder reduced the home price . agent has to create an addendum stating that he will give some of his commission as closing cost.

First, realize that if you have not signed a buyer's broker agreement, you are not owned by any real estate agent. No agent has claim on you, and you can switch an agent if you prefer.

Sometimes an agent won't want to let you go. The agent has no choice if you have not signed a contract, but it doesn't mean the agent will back off gracefully. Some agents are very desperate for business and some have learned that if they plead and get down on bended knee, clients will change their minds about switching agents.

Or offer her you will pay her 1000 or some other amount to peacefully get out of the situation

But have confirmation with another agent for higher cash back before you do the above step

If they spent lot of time with you understanding your requirements and showed around multiple homes then it is worth paying that fee

This is internet / mobile app age, you can do most of the research that any agent can do... like comp reports, tax records and property history etc

Desis in dallas with license are sitting at home and making at least 4-5k per month easily by just sharing their license number and exchanging couple of emails

For new homes you should get more than 3-4%... I heard some radio ads by desis where they were announcing 5% cash back for new homes

Two years back i bought my home and I checked all these things, Legally, buyer agent no need to pay you back, just to earn your business they do this through back door. On the records he gets all the 3% commission and he will pay you back with cash so that there will no tracking on that transaction. Usually they keep 1.5 % of the commision, if someone is going to keep 1% and pay back 2% is really a good deal.

buyer agent also need to pay their agent office some portion of the money and also he needs pay tax for the 3% amount of the 15000$. Also he will take some commission for his service. So most of the buyers agent will hold 1.5 % due to these changes and pay you remaining 1.5%. Usually these agents tax bracket are high so they end up paying more tax for the 3% commision they get from the seller. These buyer agents will pay you back with cash because it is unoffcial.

What is the norm?

say 500k home, 3% seller pays buyer agent. thats 15k, agent says i give 50% of my commision to u, so expecting 7500. is taht correct?

agent now says my listing company takes 50% and gives me paycheck and i give 50% of that after taxes. is that fair?..verasi peanuts
