Best Option, Some brokers list your house onto MLS for a fee (typicaly around 500). Then tell that yopu will pay 2 or 2.5 for the buyers agent. | ||

When we were home shopping, one home owner (FSBO) asked if we had an agent and said, if you do not bring an agent, I will give you that 3% in home price reduction. There is a work around for most stuff. But you may need lots patience and time to sell a home as owner. And then, dealing with buyer's bank loan with underwriters, appraisals... You may need full checklist. I wish they make it easier though. Kind of like selling a car on craigslist. | ||

Which board charges $5k ? It is on the average $500 for joining local mls /realestate board and another $500 to join a local brokership as realestate agent.(.apart from license/exam fee and time) But if you want to sell the proopert ,you still need to pay commssion for the buyer's agent | ||

yes thats another thing. even if you are an agent youcannot list it yourself , either you have to be a broker (there is another exam for this) or you want to work with a broker who will charge you a yearly fee or commission per sale . | ||

Even if you earn license as a realtor, you have to coordinate with a broker. And they get a cut. AFAIK | ||

just chaduvukuni exam rasthe you cannot list our self. you have to be a member of your local board of relators. which is subscription based and i think it just the subscription will cost you 5k per year . so for you to get trained, pay for the exam, get membership. it will set you back by atleast 10k. and 3 months of your time. so its your choice do you want to spend 3 months and 10k just to list your house and got knows how long it takes to sell the house after it is listed. you can list your house as FSBO on zillow or realtor or fsbo website or craigslist. without spending all the money and time. but you will be contacted by a lot of agents to list your house or want to be RE investors looking for lease purchase or owner financing etc and also there will be scammers . if you list it with agent, you will not be dealing with calls from other agents or potential buyers. and you dont have to take time to show your house for potential buyers. your agent will do it for you. hence the 6% fee. you can negotiate the fee with some agents if there is scope . | ||
