Naaku nee question artham ayi avanattu undi...let me chip in how it happened to my home when I went to refinance my loan....

ZILLOW and other sites were showing my home is 465K...but the bank looked at the trends of last 2-3 months with home sales in the area (similar homes) and also looked at my upgrades and finally came up with the home values as 454K! They gave the process and I understood that they took 6 houses sold in my subdivision (In 3 months) looked closely and came up with this number!

andaru business ye kadha...so everyone wants a piece of the pie...comparables lo oka 5-6 houses vunte chalu..time yemi ledhu anukunta (I may be wrong) so if there are 5-6 comparables in the zip code they satisfy the law...adhe subdivision kavocchu...veredhi kavocchu...you ask the home owners who already bought their homesthey will be very happy and wil argueagainst what you are saying....so market dynamics manam yemi seyya lemu...less supply..more demand and vice versa.

sold out and people are still looking to buy ante demand vunnatte kadha, so that is definitely taken into consideration....market dynamics yela shif avuthunnayi ani chustharu...aa freequency batti kuda assess chestharu...forget 2-3 month aa month lo oka 5-6 homels sale ayyunte avi matrame teesukovacchu....vadiki yedhi conveninet ayithe adhi teesukuntadu....making hay while there is sun annattu.

loan approval appude kada..loan approival say is done in march for a june closing? in that case why will banks agree to loan that jacked up price?

yeah munde oka price anukuntaru..if that price is 50k more then what? homes entered into contract in nov 2016 say 300k for closing in feb 2017, homes entered into contract feb 2017 is 350k and for closing in june 2017.

yes, but what is the time frame? same community same options same type of lots..50k difference in 3-4 months closing period difference, how would they appraise..ofcourse same month closing chooste u will find similar homes,but what about 3 months ago

3-6 months minimum veltharu...appraisal is a different story usual ga listed/ sale price ki daggaragane apprise chestharu value inka yekkuva vunna kuda....kind of taking the lowest price in the comparables selected....takkuva value vunte ofcourse anthake apprise chesthadu.

say a builder listed a home for 300k in oct 2016 and its closed in feb 2017, can they jack up the prices to 350k for sold in feb 2017 to close in june 2017

when banks sanction loans, dont they go back atleast 3-6 months to look at similar homes?
