Go to Bankrate.com and look up

also i have a mortgage now, will preapproval outcome change based on that?

Pre Approval is based on your current payments, current income and how much you are looking for. You need to tell them that you will be renting the current house which will add to your income

if both wife and husband want to be in the new mortgage should both apply?
If you are married both have to be on the mortgage in most of the states.

Yes, as long as your loan amount is less than 590k, you don't get into Jumbo.

It depends on the competition for the house, if there are multiple offers the seller would prefer who is putting more money down (As they will be considered a stronger buyer)...but if a house is sitting for more than 30 days...they would take anything.

Yes even with different firms....agents have very good tracking tools to track who is buying and selling what. Nenu 5 years back work chesina agents kooda, they contact me saying i saw that you recently sold a home...do you want to work with me on something else.

If you want to move out from the current home which is under mortgage make sure you stayed there atleast for a year that's what banks looks for. If one year period is over and if you want to move the new home you can apply the loan and owner occupied property and if you want to move back to your old house you can do that after one year.


4.5 yrs in the current home..by the time i move to new, it will be ~5 yrs. this is just preapproval at this stage. i didnt rent yet, so how will i show the rental income? when i move to my new primary residence, will the old one change? i guess no as long as they get my emi, they dont care or will they go back and call it investment home and jack up the rate..

buying and selling new homes lo, I think a case will be made on the current equity you have in your home. As long as you don't have negative equity, that should be fine

2 mortgages for avoiding jumbo loan, sounds like a good plan, but I have no idea honestly

yes but you should show them how much rent you are getting.. yes if you are planning to move to the new home.. .it will be treated as owner occupied property in that case interest rate is also less, monthly expenses will be calculated based on all your noticeable expenses on the credit files,

Keep one thing in mind, if you are getting less rent than your EMI, that will be considered as a loss for you and that will effect your new loan approval limit.

If you don't have plans to occupy the new property its better to apply the loan as Investment property for that APR is more(Almost one percent).

Last week only i went this entire process of applying for a new loan with BOA.

Multiple inquiries doesn't matter as long as u r doing only mortgage shopping.
