anyway, this is my analysis on the current real estate situation: what I am noticing here is a lot of confusion..the confusion is starting with the belief that black money is cash...if someone has money in the bank, there's an assumption that it is all white..people are ignoring the fact that money in bank could very well be black if taxes aren't paid on it..as a result, people are in a frenzy to get rid of cash....this is furthering the already existing cash crunch created by modi ji.. there's another confusion regarding money deposits...there's an assumption that all kinds of money transfers, including bank to bank are under government surveillance...in reality, the govertment is only monitoring "cash transactions".. Impact on real estate: Traditional buyers who buy in all/mostly cash are currently out of cash..they will continue to be out of cash until cashflow comes back into the economy...buyers who have black money sitting in their bank accounts are afraid to cut any large checks because they assume their account is under surveillance..sellers are unable to en-cash large checks PLUS they are also afraid to deposit large checks into ttheir accounts because they think govt is monitoring all deposits.. these are the types of buyers and sellers in the current situation: - Buyers: a) People with black money in their bank accounts who are willing to risk cutting large checks b) People with legitimate money in their bank accounts who are willing to risk cutting large checks.....both are hard to find.. - Sellers: a) People in distress who need to sell b)People in panic mode who believe real estate is doomed and want to get whatever they can right now in summary, this will stall the real estate market for at least 3-4 months..but this is a great time to buy if we get the right deal.... | ||
