u cannot claim for tax credit and motgage interest credit unless u show the income.. so mottam neat and clean ga choopinchaale...

Let me share my experience

Last year I bought one townhome in January (first inmvestment property)

Feb 15th ki got tenany. Nice lady. baagundhi anukonelopu all of a sudden she vacated house giving 20 days notice and said last day will be end of september.

Said she need to pay rentfor October and I will not charge if get tenant. also she paid marketing fee of $1000

Luckily I got tenant by COtober 1st. Took two month advance as he doesnt have that good credit.

Then started trouble. October rent he gave on around October 8th saying that he mailed check but looks liek lost in mail.

November baane icchedu. malli delay in december. ilaa dina dina gandam noorella ayushu annattu he paid rent till March.

Ika April nunchi trouble started. Dont lift phone. no reply to email. Intikelthe dorakadu

Tried contacting his parents with phone number given on application. Disconnected pwer connection as he didnt transfer it to his name.

Finally end of may vacate chesedu. Keys ivvaledhu

Deposit vachi rent ki workout aindhi

But lost 300 for power bill, 1000 for remarketing fee, 200 for cleaning, 200 for rekeying the house and 5 days of lost rent


Plus two months of tension

if you are buying as investment , do not buy townhomes or condos. SFR is the best. where i live there will be 2-3 townhomes in one building. i would buy all of them and consider as a multifamily unit.

Buy a town home with mortgage same as ur rent... make sure u buy it in the neighborhood where renting and selling is easy (like desi neighborhood, closer to mass transit which has trains to downtown etc.)... all set... dnt think much...

Home ante yedo pedda responsibility and bhayam untadi... but as long as u keep ur mortgage low and buy is a good neighborhood u will be safe...

neeku pedda dreams undi villas kaavale ante of course selling and payment will be high.. job tension tho paatu illu tension kuda add aithadi... intiki vasthe prashanthanmga undaale... illu choosi mortgage tension gurthu vasthe no point in buying..
