i will do 5/1 arms till 10 years appudu i pay almost 150 less than 30 year fixed

and after 10 years i will take 15 year fixed then I will contribute more towards principal than interest

Points : Depending on how much interest you wnat to pay 1-2% of loan amy
Escrow : 3-6 months of taxes, HO insurances
HO Insurance: 1-yr premium
Interest: per day interest depending on what day you close on the loan
Title Insurance: Lenders/owners title insurance ($3.5 - $4.5 per 1000) on loan amount.
Closing fees: Book keeping ani, deed ani, mailing fees ani, mannu masaanam ani in 500-600 varaku esthaadu...

All these are in addition to 20% down payment.

You may also end up paying more if rates go up after 5 yrs...You can always refinance

i would advise to go for 15 yr loan rather than 20/30 or 5/1 ARM

thanks to brexit, The average rate of a 30-year fixed mortgage dropped to 3.48%

The rate on the 15-year fixed mortgage also dropped to 2.78% from 2.83% last week.
