6 years ki your house will also be appreciated aa appreciated value meeda 20%, so if your house is 300K now and take a loan for 270K with 30K down....you are at 10% and in 6 Years you contribute 15K to your loan, Loan amount will be 255K and in 6 years your house will be appreciated to let say 320K, 20% will be 64K and for 320K house you have loan only for 255K which is 79% and you will be free from your PMI |

Your numbers are a bit confusing. 300K loan and 20% down payment ante loan amount is 240K. (But loan amount 300K annattu doubt ga undi. Assuming 240K as loan amount, 3.9% interest rate for 30 years, Monthly payment is 1132.00 and you probably have Escrow. At the end of 30 years, you would have paid a total of 407521.33 with 167521.33 in interest. Assuming your loan started on 1/2015, your current balance will be 233485.83. If you refinance at 2.75 for 15 years now, your monthly payment would be 1584.49 + Escrow. But you would only pay 51721.54 in interest for the next 15 years. This would be a nobrainer of a decision for me. I would go with 15 years 2.75% loan. But I strongly recommend you to review your escrow, tax payments and understand your loan a little better. |

ayana cheppindi wrong.. these are not like CC points.. in case of Mortagage.. points means, you got to pay to bank to buy points.. 1 point antey 1% of loan amount..300k loan teesukuntey.. to buy points you have to pay 3k. when you buy points, you get lower interest rate.. but its not a wise decision to pay points.. this was good way back in early 2000;s when interest rates were high..now with fluctuating interest rates.. if you refinance.. you'll lose the money.. |

endi intha maata anesevu... there is something called amortization table andulo choosuko... people get mislead by the monthly payment... that's not what you have to look for. Amortization table lo you will know how much of your current monthly payment goes to interest vs principal. Usual ga EMI is same every month, and initial days lo you pay more towards interest and less for principle. Slow ga that will change and you will be contributing more towards principle than interest. Lets say you have already paid for 10 years (of 30 yr mortgage), in many cases without refinancing... you can pay that little extra every month and bring down the balance faster and pay off before 30 years ardham kaledu ante cheppu I can explain in detail over phone |

30 years nunchi 15 years move ayinappudu major thing is closing cost. you might have already paid 15 to 20k through 30 years loan.. if you refinance.. they would show 15 years+ closing cost of 5 to 10k.. if there is 0 closing cost then you would have high interest rates. if you add closing cost to your loan then your loan goes back to your purchase price.. so you have not paid anything in from start of your 30 years to now |

It appears that you may have the ability to pay the higher monthly cost of a 15-year mortgage. Planning to refinance my home mortgage loan 15 yrs 2.75% - Is it good / bad or ugly? if not then 30 yrs 3.5% option vundi. Currently im on 30 yrs, 3.9%. .4% ki $130 saving avuthondi if i go with 30yrs 3.5%, ade 15 yrs 2.75 teesukunte, i will be paying same amount + $100 more on what im paying right now. |
