Ohh Okie.. IMO around 4K psft is a decent amount. If its gated community or luxury apartments(i doubt this for 2 BHK) it can go little higher. Quick search on magic bricks/99 acres shows the same.

It is over crowded and saturated place and anni individual apartments.
2 BHK 1150 ki 70 Lakhs assalu elaa cheppado artham kaavatledu. Except JHills , aa rate ekkada ledu..
Assalu investment purpose lo Apartment ee time lo waste. hardly 20% increase in last 4 years.
Oka vela Teesukovali anukuntey I would ask you to go for Gachibowli/Kondapur and you should always go for gated community. Gated communities lo entho kontha appreceation untundi.. Individual apts ithey 10 years ayyaka considerable dip untundi.

2010-2011 lo price ayi vuntadhi. SR Nagar laanti place lo price eppudu premium ey... excellent location. Okkasaari alavaatu aithey kashtam maaradam.

Water scarcity will be at a all time high though.


Price = Original Price including parking + Registration amount + Woodwork + Upgrade to what builder provided - Apartment depreciation for last 4 years


Okka depreciation tappa migatha anthaa raavali anukuntaadu buyer. location being prime one and not too old apartment. Bargain ki ekkuva room vundakapovacchu.

55 lakhs is kind of OK. okaa 2 lakhs thaggocchu at the max.

Being an existing apartment inka veelaki wood work etc emi karchu vundadhu.

IVvala repu minimum 5 lakhs expense ddanimeedha avvudhi. also car parking, lift etc ki inko 3 lakhs avvudhi

so 500 laksh is kind of reasonable
