that is how they trick you.. they post it as 5k sqft but the actual house value to sqft is calculated only with living footage.

as a buyer you should always pay price for living footage multiply by current rate of that area.. period.

some people does not want upgrades as it may not match their taste. so.. upgrades sometimes does not have any value. ..

starc got it right. first thing u need to find out is what is per sq foot price buyer is expecting on the house and what is the price in that area looking at comps. zillow will give u appr price. blind gaa ee formula follow ayite u will be safe.

the only wan ahouse price increases is by sq ft nothing else migatavi ani chinna chinavi. nj lanti areas lo per sq ft price chala ekkuva minimum 200 untundi dallas lanti areas lo 150 lo untundi

zillow ekkada wrong avudi ante i will give an example follow it.

u have 0.25 acre and 1500 sq ft house- one price

u have 0.10 acre and same 1500 st house.- lower price

sq ft per house for zillow is calcualted not only your living area but also the whole lot so sometimes the price of ur house is lower than another house with same sq ft. dallas area lo ivi baga chustaru but in dallas more and more houses are having less yard.

it is law.. if you are first time home buyer you would not know these tricks..

sqft $20 eskunna for basement which is cheap - 800 sqft * 25 = 20K minimum untadi basement value..normally basement sqft. value will be $20 to $50 per sqft.

basic principal for house value.

find out what is the price Sqft in your area for your no of bedroom house. and calculate your home prices. this you can do it in zillow

upgrades .. etc just help you to sell the home faster but does not increase the house value.

finished basement add 5k
fireplace and upgraded kitche.. add another 2 to3k..

whatever you do.. price for sqft goes with your area pricing. hardwood floor, carpet, finished basement .. etc would just be added advantages..

for your information finished basement will not be counted towards sqft of your house.. your house price should calculated only on living sqft area.

buying a new home is intimidating and these agents make it look like even more complicated.

dont fall for the hype. while looking a dont just look for what you like in the house. see what you dont like and see if you can find problems with the house. you can use them as bargaining chip.

if the house is listed for less than 3 months you might not get a lot of discount of the list price.

also keep your offer simple. do not add a lot of contingencys. for example most people ask the seller to share closing costs. i think its not necessary . try to find what your closing costs will be and subtract that amount from the price and make an offer .

tell them you will buy the house "as is" . if the house needs any repairs tell them you will fix them yourself and get an estimate of how much it is going to cost and deduct the amount from your offer.

infact any estimates given by all these sites or even realtor is approximate. they wont be close. unless you get the appraised.

I'm an Illinois REALTOR.
Zillow, trulia, redfin they all are AVM (Automated valuation model). They are based on sales in zip code. They don't factor finished basements, schools, upgrades etc. I've seen cases where the houses in same street belong to different schools and also have different sewer system. The house in same street can come under different village or even unincorporated. If these zestimates are any where close to Realty and banks would accept them then there is no need for Realtors to do comps and the appraisers would be out of business. If u want to get the correct price, check the recent comps... go to any of the RE websites and check the recently sold properties.. sq. footage, no. of bed rooms, bathrooms, lot size, upgrades etc etc... thats ur best bet...

suppose the town assessment for a property is 300K ani oste upto 320K you can buy it...idi thumb rule

Its a useful starting point. If you have to sift through 100 properties and narrow down to the ones that you are serious about, Zestimate is very useful. When you need to decide on your bid or set the price to see, you will need to do more research on the property and also look at near by sales and adjust for things that are specific for the house (both good and bad).

Depending on how fast the prices are changing, Zestimate can be lagging the market.

Zillow, realtor, trulia, remax.. everybody has their own algorithms and they claim their algorithm is the best.... reality is different of course

From what I have notice realtor apprises the lowest and trulia highest.... unna daantla zillow is little better (not 100% accurate)..

If u want to get the correct price, check the recent comps... go to any of the RE websites and check the recently sold properties.. sq. footage, no. of bed rooms, bathrooms, lot size, upgrades etc etc... thats ur best bet...

Dnt blindly go with any of the RE websites...
