Yes . I agree with you. When there is a recession, we should be in a position not to sell the house. Backup plan is must. We need to get through it and should not display any urgency to sell.

In my case, I have invested in few other things to save my back and also need to keep six months to one year backup plan to pay monthly mortgage payments.

With 140k , I have got two options two years ago. One to upgrade to 550k house or to upgrade to 710k house. I have chosen second option . As 710k house is in prime area and that house is valued at 750k. As the sellers were retired couple, they were selling it.


As said in rich dad poor dad, you make money when you buy the house not when you sell it.

This the scenario.
My money 140k+10k savings
Mortgage 560k.



After one yr property is valued at 810k as itvwas already valued at 810k

After one year
I took a loan from banks ( as I am a owner of bigger house banks are after me to lend money with lower interests). I took another 30k loan from the banks plus 20k savings and used it on property. so total spent 50k.

Now property is valued at 940k


Keeping good credit rating always helps to get these loans or higher mortgages.

House prices linearly increases in urban cities.
For example,

If I have 200k house after one year I would get 220k ( 10% increase)


If I have 500k house, after one year it would be close to 550k( 10% increase)+ 25k ( Prime area increase !! or as urban gets bigger difficult to find good houses)

Luck also favoured me. I never got trouble to pay my monthly installments.Otherwise my life could be different. This scenario may not work for everyone.

Considering my experience, if we get more money, upgrading own house may be better idea rather buying another house to rent it out unless we struck deal when buying house( as we already make money while purchasing it). That is my exp.

Some of things I avoid are apartments. Govt always relaxes rules to construt even in urban areas and next venture would always be better than prev one. When it comes to houses, it is very difficult build new houses in prime areas.

This applies in where interest rates are very low.

I think, apartments can go wrong even in cities. Because Govt relax rules with time for apartments and they just bloom everywhere but houses would be limited in bigger cities.


I am not sure if this applies across world but I believe definitely all major cities in Europe/US would. We can see house prices increasing and demand for houses also increasing .


Even there are down times, it can be passed in a year or two. We need to be prepared to pass that down turn cloud.

I learned my lesson from you. Even there is huge demand for bigger ventures( esp apartments) it can be temporary.

Add interest to that cost.

But, interest and property tax are tax deductible. You get additional benefit of that.

Your property has to appreciate by at least 6% (to cover agent costs) + interest paid + property tax paid - tax benefit.

Rent chestey, you still get benefit of property tax deduction but at a much lower rate and you won't have any equity in the payment.

15 days later i got the contract and my broker called said, property is sold
people are looking for resale, i can sell yours for 100% profit

sold and bought second in 2007 for 3 times the price of first one
it appreciated by 100% in a year but couldnt sell due to the recession and rules

I never recommend to pay off the mortgage as it is associated with lower interest value.

Thats why I am advising Gold that not to pay off his full mortgage .

Hi Ruj, I did not pay any money towards it in four years.

270k = my initial mortgage + 20k additional borrowing

As I sold it for 430k, I cleared existing mortage. So I am left with
430k-270k-my intial money(50k) -other cost (20k)= 90k profit.

At this point of time I am left wtih 90k+50k( intial money) =140k.
Not 430k as you assumed.

I think Shares and Realestate are two good tools to make money but we need to understand in and out of it before we put investment.

But the rate the house prices increase in urban areas always beat these .
problem is all we need a house. So maintenance tappadhu whether we are in our house or rent house.


As we have mortgage it can never be our house. It is rent(interest) we are paying to the bank with our big deposit. Mortgage value never changes. It is our risk the change in house value( high/low) added to our credit .

I dont know why but I just hate pensions etc. I dont want someone to control my assets and promise me to give me aftewards.

I also dont recommend savings scheme. Ofcourse , it is too premature for me as I have no idea of interest rates and saving schemes in Canada. I would always recommend you better control your finances rather someone does that.

I will clear my total mortagage after november with my profit from markham house....

But friends are telling now to pay it off but invest in other channels like Tax free savings account where we dont need to pay tax on profits...i may go with this ... Still have some time...




I also agree with your friends. I think you better invest that money on a differnt thing. As you have got already a good share in markham house, I think the interest rate is very low. So you are paying off low interest money.
I think you can invest that money which yields better than that . It is my idea only. It all depends on what you what at the end. Say if you no more interested in investing ( as you have to put your time), it is better to pay off it.

I will tell my scenario

In 2011, I signed a house in brampton here which will be handed over in 2012
Later my friends told me markham is a good place to live for schools

Then i signed for another house in markham and paid 30k advance for house in 2012

I gave brampton house for rent in 2012 and staying in markham

My brampton house bought for 450 and it is valued at 700k now... Selling it for 715k.. Closing in november

My markham house bought for 475k and it is 900k now...

I will clear my total mortagage after november with my profit from markham house....

But friends are telling now to pay it off but invest in other channels like Tax free savings account where we dont need to pay tax on profits...i may go with this ... Still have some time...

These are all investments in canada...

Here is my story.

With my moderate salary after 3 years struggle , I saved 25k.
I borrowed another 25k ( bank loan and friends) and bought a house for 300k. I borrowed this 25k to keep my interest rate low ( more the depost better the interest rate).

You may ask me mortgage interest is less when comparing bank loans. But this rate applies on less money not the big mortgage value.
10k at higher rate ( 5%)
250k at mortgage rate ( 2%)

Any interest rate change in mortgage would be high impact . Then another question why interest only means I dont want to burden myself with higher repayments and also to pay-off these borrowed money. Any money I pay more to the mortgage would not get me any benefit as it has got already low interest value.

My salary is bit increased with time and another salary added. In two years, we paid off borrowed money ( 25k).

So after two years this is the scenario
50k ( Intial money)+ 10k stamp duty =60k ( my money)
250k ( mortgage)
House is valued at 360k


While re-mortgaging after 2 years, I took 20k (keeping the same deposit ratio ) from the bank to buy a new car ( I will explain why I bought a new car later).

50k ( Intial money)+ 10k stamp duty- 20k from bank =40k ( my money)
270k ( mortgage)
House is valued at 360k

After 4 years we sold it for 430k.
Here is the scneario
Mortgage - 270k ( paid off)
My money = 40k ( My initial money as I get 20k back)
profit = 90k ( 20k spent on maintainence/repairs + 10k agent fee to sell the house)




With these 90k I can buy a small house keeping my mortage payments low or buy a large house with bigger mortgage. Having said that I opted for second option.

also no point in investing where you dont live ani kuda chepparu, still following

recently read a book called "TWO INCOME TRAP". though it doesn't apply to most of desis, the takeaway is dont count wife's income as primary. mortgage kaani car loans kaani, consider one income and plan

2nd income ni primary ga consider cheste you will end in deep s**t

3. Buy a comfortable house and cars
4. Have plan for monthly expenditure
5. dont compromise on kids activities and your own fun

Rest plan for 2 vacations yearly and go spend thrift

After reading paycheck to paycheck and other threads, I would like to open another thread just to see how effectively we are maintaining our money.

I would like to learn from guys who are effectively managing their money and also to learn from guys how not to manage .

Please share your ideas etc whichever is happend in your life or someones life you know. Also share the books you read related to money and how they changed your life etc etc.

Here is my experience.

I made lot of mistakes financially but luckily they are very minimal when comparing to my good ones. So luckily I am getting away with my mistakes. I am not super rich but I am not struggling either. I will elaborate my story in my next post.
