Jareebu(or 1450 sq yards) => Least I heard is 1.05 crores last week in Navuluru,Yerrabalem(which is not jareebu but given status based on Urban closeness) Real Jareebu if you look from starting Venkatapalem last week 1.30 one acre was sold...Also no sellers there except here and there... Non Jareebu(1200 sq yards) => Until last few weeks Nekkallu(this even had few acres sold for 6.5 lakhs an acre January of last year) had it for 80 lakhs...But I inquired this week for somebody and they bumped to 87-90... That belt is the least generally..But still Nekkallu/Ananthavaram belt you may get for 80 is my feeling but u need to be local and spend full day going around for a week.. If you come Nelapadu(once 7-8 lakhs last january time) now even that also close to 90 lakhs.... | ||

One of my close friends recently bought half and acre at 45 lakhs in some village close to Thullur..ekkada taggadam saami...monnati varaku 10 lakhs per acre kooda leni land adhi, it's still 10X benefit for the farmers...if people are buying the land just to donate it to the government, it just shows how irreversible is the capital formation and future land appreciation.... | ||

Rate:- February saw lowest rate and again raised 10-15% depending on area other.... Everytime they hear a court judgement a new twist is given in media(but in reality the court is telling what govt is telling but that is shown as if that STOPS pooling) So many wanted to wait to play safe game....Nothing wrong with it but few wanted to take advantage of things now... If tomorrow Land pooling is complete(and no court new orders) for 33K acres then it will see sharp raise again... The opposition formed as a gang to stop it(if not delay it and that is what main target)....That gang until yesterday talked as if they are here for Tulluru farmers well being...This Gang never liked Capital in this area and Today they put a case also against it This new case is based on technical issue but lets see "Their questioning is, President did not sign(remember till president signs it is not officially capital) that Amaravathi is capital so how can AP govt form CRDA for Capital" So that is what to be frank on legalities..So based on that individual's choice.... Pooling:- if the original farmer had taken check and singed new SET of pares then new owner don't get yearly bonus/kavulu.... But if you buy from a owner Today that has not taken KAVULU yet then there is process to show you as new owner.. This is what COOLMAC will find out soon. | ||

NEW EC you can check ur self from USA also...Let somebody from your side take that from Meeseva center and they can approach VRO or other. Also Narayana is meeting individuals and resolving issues for those that do not have documents(in ur case Adangal)....So worst case somebody can go to him and things move fast... Also RDO Bhaskar is genereally avilable at Gungur office(near collectorate) after 7PM and he listens to individual issues also...But this is last option At last if you have to do that then let me know...he goes onsite full day morning and comes there after 7PM..On a slip you give your name(also based on what we saw HE gives better response on this issue as he is happy man if pooling finishes quick) Don't bribe anyone in REVENUE dept for this work...They are the worst and if you do that it goes in a loop starting from attender...Sametime no guarantee that work get's complete just because you bribed.... | ||

new owwner need to sign Land pooling forms as you are the new owner...These details are given locally by any VRO,Revenue officer... Get it done ASAP...In your case because you got land recently better you follow quick... Good thing is revenue is acting little better so go to VRO or call him first...U don't need Adangal as they generate it... If you don't get proper response call RDO Bhaskar naidu direct and tell him that nobody is providing the details.... | ||

Coolmac, Did you finish formalities??? ============== The Commissioner, Capital Region Development Authority, Vijayawada has requested to notify the date for payment of annuities announced as part of the Package of benefits provided to the Land owners who have surrendered their lands. 3. The Government, after careful examination of the matter, hereby order that the annuity as per the package shall be paid on or before 1st May of every year for 10 years period for all the farmers who have entered into Development Agreement with Capital Region Development Authority on or before 1st May 2015. |
