Structure, pluming, electric wiring, roof, water leakage,windows, flood zone, crime area, crimes in house are major things

Also find out whether house is in flood zone. If it is then it is no use. Big no.

Search for the street and the house address in the google for any crime and other activities. If you get any info then enquire about it. Also big no for this issues.

some people even call local police department and find any crime related record on the house and around. you can ask for any murders, child related issues etc.

Telugodu:

1) Structure of the house: Look around the structure of the house. The advantage of the old house is they settle down in the ground and you would not what problems they have. If you buy new house it might come up after 10 years. Basic rule to look for structure issues are windows. If windows are not in square and they are out of shape then it is structure issue. Big no to the house. Ask same questions to the inspector. Go to the basement and see from the down.

2) Water leak from the roof. This will tell you how much damage is done. inspector can look around house , also he can go to roof and find out. If it had issues than it is big no.

3) Electricity. You have 100 amps and 200 amps. 100 amps are old and you can expect replacement any time. It would cost you at least 20k and more. You should take decision on this. 200 amps is good buy for you.

4) Life of heater: if it is out of warrenty then ask for replacement from owner else you should expect at lest 10k repair in near future.

5) plumbing: if old house has old plumbing then you should avoid maximum else it would cost you at least 15k and more to replace.

6) Windows: if your in east coast region then windows plays big role. If they are old then you would expect some repair and replacement in near future that would cost you minimum 5k to 10k.

i don't think we can really do anything later except for cursing inspector for not finding the issue during inspection

but again, i don't think there will be big isues as its 6 year old home

kaani yedo teliyani doubt
I will most probably go with the agent recommendations

its a old home

also the previous owner didn't have any permits for basement or deck, so do we need to contact out county for that before inspection
what every body does in this case

Basic rule..

Regardless of inspection guy you should not know what to check and what can be replaced with less money and what will take toll on your bank account.

Simple things like doors are not good. you have to replace some items.. etc can be left easily.. more on other things should be take care like any water leak. roof, any problem with house structure etc.

People say Inspector suggest by agent has conflict of interest.. so go with your own one if you have contacts.. but your knowledge plays big role..

It is always in your best interest to find your own inspector. Also make sure that your agent is not influencing your agent.
