if Hyd fills that gap of rentals, the growth rate will be slowed down...Hyd develop ane vadini cheppichukkotali...develop aithe antha cheap standard of living enduku untadi , it would have become Mumbai of South India

BTW these report doesn't take own campuses into account.
Some major additions like 25,000 seater campus started last year by Deloitte, Another 25k Amazon campus , MSFT 5k Seating capacity expansion.. doesn't come into these calculations

Few key takeaways:

1. 50 million sq ft of Grade A Office Space to be added in Hyderabad in the next 3 years (2019, 20, 21), which is going to more than double the Grade A stock in Hyd from current level. Bengaluru to add 35M sq ft in the same period, while Delhi will add 33M sq ft.

2. Hyderabad to overtake Bengaluru in both New Supply and Net Absorption over the next 3 years, it will be the first time any city has beaten Bengaluru in office absorption over a 3 year period in the last 25 years.

3. Another indicator for the insane demand for office space in Hyd currently: 60% of the upcoming supply in 2019 has already been pre leased by MNC's. Just a small example: Facebook has leased 640,000 sq ft in upcoming My Home Skyview an year in advance.

4. Chennai, Pune, Mumbai have seen a severe decline in demand for 3 years straight now, most of the competition has been between Bengaluru, Hyderabad and Delhi NCR and will remain so for atleast the next 3 years. Less said about Kolkata and Ahmedabad the better...

5. Make no mistake though, Bengaluru is still the undisputed king in total Grade A office stock. Even after 2021, Hyd will only have ~60% of Bengaluru's Grade A stock. It will need another 6 years of similar growth i.e until 2027 to truly match Bengaluru.

6. For reference: 1 million sq ft of office space adds approximately 10000 direct white collar jobs + roughly 2 indirect jobs. So 50M sq ft would mean ~500000 direct & ~1000000 indirect jobs. Total 1.5M jobs in 3 yrs. This is excluding jobs created in manufacturing sector.

"The renting of office space in 2018 was robust with gross leasing activity surpassing 45 million sqft and touching 47.4 million sqft, a 5.3% growth year-on-year, real estate consultancy CBRE said in its latest report.

According to CBRE’s India office market view (Q4 2018) report, by the end of 2018, Bangalore dominated office leasing, followed by NCR, Hyderabad and Mumbai, and the four together accounted for almost 80% of the overall space take-up."
