hyder, bottom line, u are at the mercy of the lender with ARM, no other way about it..only way u can win with ARM financing is if you are agressive and pay off the loan early..for control go for conventional..pass the word if it is useful in anyway

to put in a proper perspective, assume the following for a loan of 240k:

person 1 had a 30 year with 6.5%
person 2 had an ARM for 5.75 for 5 years. End of 4th year, refinanced with a new ARM for 4.25%..Second refi closing cost is $1800

now, assume we are looking at the numbers at the end of 8 years for both, clock started on Jan 1st 2005.

for person 1, at the end of 8 years @ 6.5% on 240k loan(jan 1st 2013)
- Principle remaining to be paid on loan = 212,776.03
- total Equity accumulated after 8 years = 11.34% or $27,223.97

For person 2, at the end of 4 years @ 5.75 arm on 240k loan( jan 1st 2009)
- Principle remaining to be paid on loan = 226,512.94
- total Equity accumulated after 4 years = 5.61% or 13487.06

For person 2, at the end of next 4 years @ 4.25 arm on 226,512.94 loan( jan 1st 2013)
- Principle remaining to be paid on loan = 210,216.15
- total Equity accumulated after 8 years = 12.09% or $29783.85

person2 is ahead by person1 by (29783.85 - 27,223.97) $2559.88..but had a closing cost of $1800, so the final amount person2 is ahead after 8 years is 759.88

the fun part starts next..time for refinance for person2..person2 details after second refi coming in next post also, person2 is very lucky to get the rate of 4.25% at the end of 4 years..he could easily landed in a position where the arm rate is more than 6%

U take 300K now.. but will be paying it for 30 years. Over the years money value kuda taggutundi kadaa due to inflation... 300K today will not be 300K 10 years or 30 years down the line.

dont give blanket statements..ur intention may be to help but ambiguous statements like what you told cause more harm than help..when u say no closing costs, what does that really mean? can u tell me your loan amount before and after refi? did the lender increase ur loan amount after refi? i'll rest my case if ur loan amount did not increase :D no free lunches..the lender is not stupid to give u zero closing costs

I guess you have some preconceived notions about ARMs in general. What you are referring to might be applicable to certain type of ARMS only (such as Min payment or deferred interest, interest only etc)

I will give you an example here. Please use the same numbers while defending your case.

So close to 350 bucks savings per month.

Closing costs 1800 bucks total. So max 6 months lo break-even...




mastaru, first about ARM..arm financing is a dangerous loop to get into..nee last arm financing lo for ex you were paying for 2 years..can u tell me how much equity you have accumulated? lets say you financed for 100k, end of 2 years you will not earn more than 2k in equity..with the second refinance and closing costs, your loan amount will be back to the original 100k..since its an ARM loan, you always look out to refinance again coz the 5 years term is fast approaching..in 2 more years, you are forced to refinance again depending on the market rate at that point..you are back to the original loan amount :D clear ga numbers tho kavali ante seppu, ARM gurinchi detailed discussion seddam..

anyways, for a conventional loan, you need to wait for atleast 4 years before you think of any refinance..rule of thumb :D everything will be proved with numbers if u don't believe..search bankrate.com for articles on this subject

No one can answer that question i guess. But if EU goes down then rates might drop further. Mortgage Daily news ani oka website vundi choodadndi. They have many articles on the topic.

Rate lock without re-fi ante rate present market kante ekkuva quote chesthaaru.
If you have good equity on the house or have good credit score then re-fi should give you an excellent rate (especially if you are paying above 5%)
