Partially correct.

When you are signing for ARM loans... they will be given with some pre-conditions.

5/1 or 5/2 arms ani ante meaning is your interest rate is fixed for a max of 5 years and then increased every year in first case or every 2 years in second case.

And then it will also be provided in your loan what is the max increase rate (not lifetime) for each rate adjustment. Usually this is 2% increase every adjustment.

There is another item called life time sealing... meaning that rate cannot go beyond that rate at any point of time. Usually this is 5-6% more than your initial rate.

Lets say you had a loan for 4% APR on 5/1 ARM loan with and 2% adjustment each rate increase with a life time sealing as 10% (4% initial + 6%)

So after 5 years your rate will be adjusted and assume your adjustment rate as 2% and assume following 2 scenarios:

Year 6:
Ex: 1. Current Market rate at 7%
Ex: 2. Current Market rate at 5%

Ex:1
Since your initial rate is 4% and rate adjustment is only 2%, your new rate after Year 5 (6th Year) is 4 + 2 = 6% which is better than market rate (7%)

Ex:2
Your new rate after year 5 (6th Year) will be 4 + 2 = 6%... which is worse than market rate 5%. Then it is ideal to refinance than go with current rate.


Life sealing prakaram... you rate can never go more than 10% as mentioned above.

if you are not targeting for long term go for 5/ARM that would save you some money. But if you have long term plans and want to settle there then you should consider either 15 or 30 yr loan. If you have a good credit history with the current rates you might get loan for 6.00 % APR for 30 yr loan
