Agree but you should also consider the expenditure they have have to spend on establishment is far high than they savings they get by bulk purchases etc.... in a contract you will pay upfront but hear builder has to invest a lot of money and what happens to the interest he pays????????

What you mean to say is work contract isthe, the land will be yours and only construction kosam you are giving him contract and he is charging you less then a 1000 ok agree.... mari land price kalapava..... and what about the money you pay to Govt to get permissions....... what about the money you spend for get electricity, water & drainage etc connections..... thamudu chepatam chala easy

same here.. maybe my house fell to 70lakhs from 140lakhs.. I will anyway stay.. The company is readying its Aliens Space Station, a 30-floor residential complex near Gachibowli in Hyderabad. It takes prospective customers to the project sites on weekends. There are about 45 site visits a day. But, the tense situation last month saw the number of visitors to the site drop 50 per cent. âNormally, ten percent visits get converted into sales,â he said.

The project comprises 2,182 flats, of which 1,500 belong to Aliens and the remaining to the landlord. So far, the company has sold over 50 per cent of its flats and is optimistic of selling the rest during this fiscal.

The present rate is around Rs 2,900 per sft and varies with the payment schedule of the parties. Each unit costs Rs 35-40 lakh, he said, adding the company was firming up plans to expand its operations to Bangalore, Visakhapatnam and Chennai among others.

The state government has moved to ease the controversial SemIndia out of Fab City.

The government adopted the twin strategy of cancelling allotment of land that has been kept unused and force the company to pay on par with other units for a portion of land which was partially used.

Earlier, the government had allotted 100 acres to SemIndia at a nominal cost of Rs 1 per acre treating it as an anchor client for the project.

Of the allotted land, the company took up constructions in 22 acres and kept 78 acres unutilised.

âEven the constructions are in a semi-finished stage and there has been no progress in the past several months,â the principal secretary of industries, Mr B. Sambob, said.

The client has not even fulfilled the conditions in the initial agreement like employment generation.

The government will now cancel allotment of 78 acres and ask SemIndia to pay Rs 20 lakh per acre for 22 acres in which some construction activity was taken up.

Now they are offering for just 963 per sq ft so 2 bed with 935 Sq ft will cost 9L and you will get registered for less then 10L....... not a bad idea to buy it kani naa opinion ayithe wait for one more month......

With falling prices and depressed demand for residential properties, many developers are offering huge discounts for ready possession properties in and around HyderabadReal-estate prices are currently very attractive in Hyderabad.Developers in this city are finding it difficult to sell their ready possession properties due to fall in demand. To overcome the lower demand and falling prices, some developers are offering huge discounts of up to Rs8 lakh-Rs9 lakh.

âA flat costing about Rs35 lakh earlier is now being offered for as low as Rs26 lakh. Realty sales in Hyderabad are falling every quarter. The September quarter witnessed lower sales compared to the June quarter,â said Pankaj Kapoor, founder and managing director, Liases Foras Real Estate Rating and Research.During the quarter to end-September, total sales of two bedrooms, hall and kitchen (BHK) properties at Hyderabad fell sharply. Places like Secunderabad, Nizampet and Manikonda are hot locations for residential properties and developers from these locations are offering discounts of up to Rs8 lakh-Rs9 lakh.

Hyderabad-based Aparna Constructions and Estates Pvt Ltd is offering a 2BHK apartment of 935 sq ft at just Rs963 per sq ft at Kompally in Secunderabad, till March 2010, against the usual rate of Rs2,100 per sq ft.Hyderabad has a supply of 60 million sq ft of residential projects, out of which 15%-18% are completed constructions.
