asked same question. He would be more interested to complete it on time as we own the land where he will build 3 villas. Even if he goes bankrupt, we will still be safe as we own the land worth the money.

But if you go for 2C villa then u still have to pay 30-40l down. And no collateral apart from sale agreement. IF he goes bankrupt then u can't do anything with that agreement

U will get 2c+ worth villa for 1.4c
Not risky IMO as u will have 1200 sqy land in your hand which is worth more or less 1.4c. When u book 2C villa, u will have to put in 30-40l down anyway but don't own any land or any other collateral.

u need to pay entire amount upfront

Ver common.. Those people are not doing a ny favour.. They need capital for construction and instaed of borrowing from banks with more interest, they collect money upfront and use it for construction, roads etc.
Key is time frame. Can he deliver the project as promised and what happens if he cannot deliver over the stipulated timeframe?

One of the reputed builder starting phase 2 of a very popular villa venture near Gachibowli/Kokapet.

All the villas in the first phase are already sold out. Will be ready in 1 year.

350 sqy villa for 2C, 450 sqy villa for 2.8-3C ki sold out.

New phase 2 lo 350 sqy villa will start at around 2.1/2.2 C. It will be launched in 6-8 months. Will complete in 3 years.

Now, here is the deal:

Land owners share route lo velthe u can 350 sqy villa for 1.4c instead of 2.1/2.2c after launch.

How it works? - U pay 1.4C upfront (in 2 parts) to the land owner. U will get 1200 sqy land registered on your name. on the same day execute a development contract with builder to give this 1200 sqy land for 1 villa in return.

Pros:
U will get 2c+ worth villa for 1.4c
