various agencies forecast is that, present indian urban population is 25C & going to double in next 15yrs, obviously due to migration. I believe 2004-09 phenomenon of land prices hike in small towns is not sustainable. I saw ur other posts that, u r from khammam, which is tier-2 town. land value, will appreciate in any tier-1,2 cities. not sure, whether we can say the same with small towns and villages. At any time, it is difficult to take a guess. Until 2007 Hyd was going great guns but then has stagnated after that...Bangalore is a slow but steady market with less fluctuations, lesser speculation than other cities..but of all the major cities right now the fastest growing is NCR. One advantage of Hyd is that the prices are so depressed over the past few years, they are comparable to a VJA or Vizag. So there is good room for upside - there is high risk/ high return situation in Hyd. | ||

BTM lo 1nd and 2nd stages are the good ones where prices are around 8-9 K per sq feet. BTM 4th stage is a bit interior (i have never been there), so you can expect rates of 4-5 K per sq feet there. Surrounding areas are just about okay, not all that great, a bit distant from the main road. But if it is a safe plot, worth investing. | ||
