Too many mistakes - Nominal rates of interest (not inflation). Btw - i do claim both HRA and house loan interest. As long as the house is self occupied or by parents/ dependents, you can claim interest rate deduction on the house. And you can claim HRA as your own house is in another town. This has been the case for the past many years. Not sure if there is a change now. |

India lo inflation is around 8% WPI and probably around 11-12% CPI. Leaving the CPI or WPI part aside, Interest rates are never lesser than the inflation unless you want to drive real interests rate negative (like in Japan since many years) to spur growth. This is based on the equality - Nominal rates of inflation are equal to real interest rates + inflation. Hence real estate rates = N-I. If N is lesser than I, then R is negative which is only adopted in countries undergoing extreme stress. |

Boston_baba:yes... no need to go by govt numbers... if we look around ourself.. its not difficult, how prices have gone up... vegetable prices, milk, rice... etc.... fuel and hence transportaion.... not to mention construction costs..... 10% pa is not exggerated number.

cannot be possible from this year onwards (assessment year = 2013).....You need to show that you live in another house paying rent...and your Dependant parents are living in the house for which you have taken loan |

lot of people claim both HRA, interest rate benifits.... by submitting fake certificates... I am lucky enough to claim both benifits, without faking since my company bears HRA overhead. |

bhayya... as someone said in this db itself.... interest rate inflation kante takkuva unnappudu... loan ia always best option la undi.. secondly, home loan is the loan with lowest interest rate compared to any other loan.. on top of it.. some tax benifit... so, i would rather invest and spend elsewhere.... instead of pre-paying my home loan... and avoid taking any other loan.... btw.. IMO, LIC & HDFC good in private bank homeloans,,, IOB best in govt homeloans. |

I would say HDFC, ICICI, Axis and then SBI. SBI is a bit more time consuming and not as flexible. You can check out rates online at places like apnapaisa or policybazaar. There are various other rate comparison sites. |
