this is the best.

I will see that "Total savings vs. prepayment" falls less than 2 years.

If you are getting 3.625% for 30 then I do not think any one will beat it with the way the rates are as of today.

What difference does it make between builder bank or another bank.

i don't know what i am eligible at a regular bank..since i had to go with builder mortgage, didnt bother..but i think i may get a better rate based on my credit score and i can't bargain that with builder..so 0 closing unte tappenti ani..regular banks better rate istayemo ani..i closed this at 3.625

All these loans are sold to Fanie or Freddi at the end of day. These gus will become service providers. Not even the big banks keep loans on their books.

selling mortgage to bigger banks is very common. but, you cannot refinance with wells fargo until you close with your builder. And, wells fargo will appraise again even though you are current customer. that's a requirement for all mortgage lenders.

If you go with outside bank (not builder affiliated), they will appraise the house again just before closing. Depending on the house market there, the appraised value may be more or less than original appraisal by builder's bank.

As I said before, in my case, the 2nd appraisal came much higher and I did not have to pay PMI.

i did do the math..typically in the first 5 yrs for my loan, i am paying an additional interest of 6K which we can easily get back if we do a simple FD in india..it gives you more flexibility on what u r obligated to pay and what u want pay at ur wish

at present i am paying 4% 30yrs

no closing ,no appraisal,no point buying..

now i am getting 15 year 3% and 20yrs 3.5%..

If you can get ZERO closing costs and your principle remains same after the re-finance, go for it as many times as you want.

I am currently doing a refinance with the above criteria. Once the current refinance closes, I am planning to refinance again to get better rate.

My current rate is 4.25 and once refinance is done it will be 3.75 (both for 30 Years). I beleive, I can get better than 3.75, so would try again after this closes in another week or 2.
