Also, keep in mind that this is the time RE picks up as kids schools are closing and many families relocate during this summer break. This will slow down during August/September months and RE will pullback a little bit, but early spring is the best time to shop for a home as homes in the market will have less demand. | ||

If you have plans to R2I then putting down least is advisable. For me, buying a house should be emotional. One should dream about it. Make plans about spending quality time with family/friends, down to picking the room color and furniture. If you are contemplating the purchase down to last dollar, there is no point. Quality of life cannot be expressed in dollars. JMO. | ||

recent ga konna house (new construction) ki, 10% down chesi sign up chesa. Put down another 5% after 6 months. I was ready to put the rest of 5% during closing but lender "suggested" not to and use that for upgrades. As I have good credit rating, lender made 80% and 5% as two separate loans. When they appraised the home at closing, value of home increased (in 10 months from signup to closing) and I already have 20% equity (with 15% down), thus no need for PMI. | ||
