operating income is after property taxes, utilities and maintenance cost. from the op income, i have to pay mortgage and income tax. if it 30 years loan all you are making is what ever the principle you are paying towards your loan ,since this is the old house if you run into any repairs then you are loosing money.. you operating income includes property taxes and all other expenses right? you will make money only if the rents increases but you need to pay taxes on your net income.. unless you are living in that house not that lucrative investment.. cherapakura chedevu. | ||

Its a house really really beautiful old architecture built 1860. i just loved the house. 5 units in the house. they have a carriage house converted to a house for the owner. total rental 75k, totals costs 35k, operating income to cover the loan is 40K. if it is the apartment complex that is a different ball game. if those are individual units and maintaining as a private property that is different. it almost as simple as you are maintaing your house. since it is only 5 to 6 units i hope you can maintain your self.. if it is apartment complex all owned by you then there is no condo/apartment fee. if you are buying 5 to 6 units with in a condo complex then you have to pay condo/apartment fee. apart from that your mortgage and little higher interest rate(because of commercial property) when you are filing taxes you have to show that as income but you can deduct expenses on it.. you might need rental/home appliances insurence.. thats it.. cherapakura chedevu. | ||
