Regularisation is one part. The major beneficiaries are the kin of YSR. I dont think govt will give a GO at this juncture. One more thing there are huge tracts of land around hitech city which are awaiting regularization. If ayyappa society go is passed gokul flats and lands behind chirec and durgam cheruvu encroaachments also need to be regularised. The govt dont want to do this. |

Dontttttt. No way it is a good deal. 40 lakh will be good if it is around 2900 s ft. Yes 1400 to 1600 will be the best price as ur paying upfrnt. Risk involved. Court cases to continue till another 2 to 3 years. |

I am residing in hyd and in search for an apartment, to buy. My areas of preference are KPHB, konDapur, madhapur and places close to Gachibowli. In this process, I found an apartment in Madhapur. Its in Ayyappa Society area. Some of you might have an idea about that area. There is a court case in progress on that area. So, as of now, if I want to buy any apartment in that area, I wont get loan and I cant get it registered till Govt releases a GO for land regularization. Reasons for my liking of that property: 1) Price per sqft is low, this is obvious coz of litigation 2) Its very close to cyber towers (prime area) 3) Build quality and attention to detail is good. Builder told all the details without hiding and he is not comforting me to sell that apartment. Also he want the payment in one go( the cost of apartment is 40 lakhs). He will give sale deed at the time of transaction and I have to get the flat registered with that after like 6 months when regularized. After this I have talked to a guy who lives in other apartment building. He along with 4 friends built 5 floored apartment(with a total of 10 flats), giving 5 of them to land owner and they are living in the other 5. They also didnt get the registration done yet. He says its a bit risky but things will be ok in an years time. I am split minded now. I waned to take risk for the reasons mentioned above. But those are our savings from US and giving all to a non-registrable property is kind of hard to digest.
