 Excellent but my view is that she should be able to just walk away from the house knowing that she is not loosing anything if my down payment is not tied up. I dont want her to deal with monetary issues apart from personal grief. | ||

Put some down payment. I am a very conservative, so that is my advice. this is how I view my house situation. Every house has a spot value. Spot value is like a sudden spot sale value, often 30-40% less than market value. Your loan should be slightly less than the spot value. Logic? If I croak tomorrow suddenly, my wife should be able to call a realtor, give me the keys, and tell me sell it, settle the loan and send me a check, bye. once we are gone, house should not be a burden to our survivors. this is possible only if your loan is close to the spot value. keeping the jokes aside, I came to the USA more than a decade ago. The first thing that I noticed was, an Indian is more respected in the USA than in India itself. What matters here is what you CAN do. Not what you ARE - Telugu/Tamil/Brahimn/nonBrahmin/South/North. Whatever you are, in India, someone will always have a problem. You can safely ignore such problems. For Indians, this ought to be a great deal. Then, I was able to buy a Car and House very easily. The kind of living we take for granted is not possible even in dreams. So, that is a great deal. I became a Citizen of this great country too. Citizenship is an act of extraordinary generosity for any country. Perhaps India won't be as generous as USA when they have to give citizenship to other people. For those who want to call this country their home for good, it is a great deal too. For the most part, the American Society lets you remain the same, inspite of every thing they have given you or you have partaken in the form of culture, religion, pursuit of happiness, enterprise, ownership of land and intelletual property, etc. This ought to be a great deal. You get all this for being lawful, paying taxes and respecting the same right of others. This is an awfully loaded deal! That is what I call the Immigrant's version of the American Dream.
